DHI Communities, a division of D.R. Horton, Inc., is seeking a Service Technician-PM. The candidate will maintain our multi-family communities, ensure high customer satisfaction, handle warranty requests, perform repairs, and manage community maintenance and inspections.

Essential Duties and Responsibilities

  • Assess resident repair issues for warrantability.
  • Complete work orders and routine community upkeep, diagnose issues, and perform repairs per policies and safety standards.
  • Prepare units for leasing and move-ins, including inspections and creating punch lists.
  • Perform repairs such as minor electrical, plumbing, HVAC, texture, and painting.
  • Manage subcontractors for warranty and turn repairs in the absence of the Service Manager.
  • Ensure warranty work is completed within contractor obligations.
  • Follow up with residents, address concerns promptly, and solicit online reviews.
  • Monitor inventory and inform the Service Manager when supplies are needed.
  • Participate in training for construction walks and quality inspections.
  • Respond to emergency service calls after hours and on weekends.
  • Conduct move-in/out orientations and coordinate necessary repairs.
  • Maintain grounds and common areas, including trash removal, cleaning, and minor landscaping.
  • Maintain accurate maintenance records and communicate effectively with support teams.
  • Conduct business professionally and ethically to serve customers and support company goals.
  • Work overtime and be on-call for emergencies.

Qualifications

Required Qualifications

  • High school diploma or GED.
  • At least 1 year of related experience preferred, including carpentry, drywall, texture repair, and painting.
  • Valid driver’s license, proof of insurance, personal tools, and willingness to travel between communities.
  • Ability to work independently and utilize warranty applications on devices.
  • Proficiency in text and email communication.
  • Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds.
  • Exposure to outdoor weather, mechanical parts, heights, and electrical hazards.

Preferred Qualifications

  • Experience as a Service Tech or groundskeeper in residential/property management.
  • Knowledge of electrical, plumbing, and HVAC repairs.
  • Experience with community onboarding/disposition.
  • EPA and CPO licenses are a plus.
