We are seeking a Leasing Manager-PM responsible for overseeing leasing and marketing at our property. The Leasing Manager collaborates with regional teams to meet leasing goals and develop strategic marketing plans, leading the leasing process and fostering positive resident relations.

Essential Duties and Responsibilities
  • Implement effective leasing techniques to meet goals, including closing metrics, follow-up procedures, lease signing/documentation, and accurate reporting.
  • Handle all aspects of the sales process: scheduling appointments, generating leads, conducting tours, maintaining the leasing center, following up, and managing move-ins.
  • Manage application processes, lease expirations, and renewals.
  • Engage with prospective residents through emails, calls, and personal contacts to encourage leasing and renewals.
  • Conduct property inspections with construction teams and new residents.
  • Maintain community appearance and coordinate repairs.
  • Supervise operational functions and support the leasing team’s training and performance.
  • Ensure the leasing team has necessary materials and supplies, and that inquiries and walk-ins are converted effectively.
  • Provide consistent resident service throughout their lifecycle.
  • Monitor market conditions by visiting competitors and staying informed on rents and promotions.
  • Ensure compliance with all regulations, including Fair Housing, ADA, and OSHA.
  • Perform all duties professionally and ethically, representing the company positively.
  • Work flexible hours, including evenings, weekends, and holidays, with occasional travel as needed.
  • Respond promptly to resident concerns, assist with vendor scheduling, and contribute to marketing and resident events.
Qualifications

Required:

  • High school diploma or GED.
  • At least 3 years of experience in leasing, sales, or customer service.
  • Ability to multitask in a fast-paced environment.
  • Strong interpersonal and sales skills.
  • Effective communication and legal document comprehension.
  • Proficiency with internet marketing, CRM systems, MS Office, and email.
  • Physical ability to perform job duties, including standing, walking, and working outdoors in various weather conditions.

Preferred:

  • Experience with property management software such as OneSite, ILM, or Propertyware.
