Position: Leasing Manager-PM

The right candidate will be responsible for overseeing all aspects of leasing and marketing at the property. The Leasing Manager works closely with the Regional Manager, Shared Service, and Marketing teams to meet leasing goals and assist in creating a strategic marketing plan. The Leasing Manager is responsible for effectively leading the overall leasing process and ensuring successful leasing, marketing, and positive resident relations.

Essential Duties and Responsibilities
  1. Ensure leasing techniques are effective in meeting leasing goals, including meeting closing metrics, follow-up procedures, signing/documentation of leases, and accurate reporting systems.
  2. Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the leasing center, follow-up, and managing the move-in process.
  3. Manage the application process.
  4. Manage lease expirations and secure renewals.
  5. Follow-up with prospective and future residents through emails, thank-you notes, calls, or other contacts to finalize leasing and renewal decisions.
  6. Complete acceptance and inspection walks with construction and new residents.
  7. Maintain community appearance and ensure repairs are noted and completed promptly, including regular community inspections and tours.
  8. Assist with supervision of all business functions related to operations.
  9. Identify learning and performance gaps in the leasing team and motivate them to receive necessary training and education.
  10. Provide support and accountability for leasing activities within the team.
  11. Ensure the leasing team has the necessary materials and supplies for successful lease-ups.
  12. Verify leasing staff effectively convert inquiries and close walk-in traffic according to standards.
  13. Provide consistent service throughout the resident lifecycle.
  14. Visit competitive properties to stay informed about market rents, specials, and events.
  15. Complete various financial, administrative, and accounting reports.
  16. Ensure adherence to all government regulations, including Fair Housing, ADA, and OSHA.
  17. Conduct all business professionally and ethically to serve customers and enhance company goodwill and profitability.
  18. Weekend work is required.
  19. Must be able to work flexible hours, including evenings, weekends, and holidays.
  20. Occasional travel may be necessary for support, training, or meetings.
  21. Respond promptly and courteously to resident concerns, taking action or escalating as needed.
  22. Assist in vendor scheduling and supply orders.
  23. Provide feedback on pricing and marketing strategies.
  24. Assist with community marketing activities and resident events.
Required Qualifications
  • High school diploma or GED.
  • Three years of related experience in leasing, sales, customer service, or similar fields.
  • Ability to multitask and prioritize in a fast-paced environment.
  • Strong interpersonal and influencing skills.
  • Enjoy working both independently and as part of a team.
  • Proven sales skills, including lead generation, presentations, needs assessment, and closing.
  • Effective communication skills, including reading, writing, and explaining legal documents and amenities.
  • Proficiency in internet marketing, advertising, and sales platforms.
  • Ability to understand and carry out written and oral instructions, including using DRH applications.
  • Proficiency with computer systems, CRM programs, MS Office, and email.
  • Physical ability to stand, walk, climb stairs, and handle manual tasks for most of an 8-hour workday; good vision and hearing.
  • Ability to work outdoors in all weather conditions.
Preferred Qualifications
  • Bilingual abilities are a plus.
  • Knowledge of property management software such as OneSite, ILM, or Propertyware is preferred.
