Position: Leasing Manager-PM

The right candidate will be responsible for overseeing all aspects of leasing and marketing at the property. The Leasing Manager works closely with the Regional Manager, Shared Service, and Marketing teams to meet leasing goals and assist in creating a strategic marketing plan. The Leasing Manager is responsible for effectively leading the overall leasing process and achieving successful leasing, marketing, and positive resident relations.

Essential Duties and Responsibilities
  1. Ensure leasing techniques are effective in meeting leasing goals, including closing metrics, follow-up procedures, lease signing/documentation, and accurate reporting systems.
  2. Conduct all functions necessary to close sales, including making appointments, generating leads, conducting tours, maintaining the leasing center, following up, and managing the move-in process.
  3. Manage the application process and lease expirations, securing renewals.
  4. Follow-up with prospective and future residents via email, notes, calls, or other contacts to finalize leasing or renewal decisions.
  5. Complete acceptance and inspection walks with construction teams and new residents.
  6. Maintain community appearance and ensure timely repairs through regular inspections and tours.
  7. Assist with supervision of all operational functions.
  8. Identify learning and performance gaps within the leasing team and motivate training and development.
  9. Provide support and accountability for leasing activities.
  10. Ensure the leasing team has necessary materials and supplies for successful lease-ups.
  11. Verify leasing staff effectively convert inquiries and walk-in traffic.
  12. Provide consistent service throughout the resident lifecycle.
  13. Conduct market surveys by visiting competitive properties and staying informed of rents, specials, and events.
  14. Complete various financial and administrative reports.
  15. Ensure adherence to government regulations including Fair Housing, ADA, and OSHA.
  16. Conduct all business professionally and ethically to serve customers and enhance company goodwill and profit.
  17. Weekend work and flexible scheduling, including evenings, weekends, and holidays, are required.
  18. Occasional travel may be needed for community support, training, or meetings.
  19. Respond promptly and courteously to resident concerns and escalate issues as needed.
  20. Assist with vendor scheduling and supplies ordering.
  21. Provide feedback on pricing and marketing strategies and assist with community events.
Required Qualifications
  • High school diploma or GED.
  • At least 3 years of related experience in leasing, sales, or customer service.
  • Ability to multitask and prioritize in a fast-paced environment.
  • Strong interpersonal and sales skills.
  • Effective communication skills, including reading, writing, and explaining legal documents and amenities.
  • Proficiency in internet marketing tools and search engines.
  • Ability to understand and follow instructions, both written and oral.
  • Proficiency with computer systems including CRM, MS Office, and email.
  • Physical ability to stand, walk, climb stairs, and work in various weather conditions.
Preferred Qualifications
  • Bilingual abilities are a plus.
  • Knowledge of property management software such as OneSite, ILM, or Propertyware is preferred.
