Job summary

Kittle Property Group in Palm Bay, FL is seeking a Maintenance Technician to perform maintenance and provide strong customer service at our properties. You will maintain grounds, units, and common areas, coordinate with the Property Manager, and ensure work is completed in a timely and professional manner.

Qualifications

• High school diploma or GED is required.
• 1 year of experience preferred.
• HVAC/EPA certification is a plus.
• Language Skills – read, write, speak and interpret basic instructions.
• Math Skills – basic arithmetic (add/subtract/multiply/divide).
• Computer Skills – beginner MS Outlook and MS Word.

Responsibilities

• Monitor maintenance expenses and ensure they stay below budget.
• Inspect community grounds each morning.
• Perform unit maintenance, painting, cleaning, and preparation of vacant units.
• Complete maintenance requests promptly.
• Prepare vacant units for occupancy and perform preventive maintenance.
• Maintain landscaping and common areas.
• Perform snow removal and document weather-related efforts.
• Keep records of maintenance performed in all units and site.
• Maintain tools and replacement parts in working condition.
• Provide and maintain own set of personal tools.
• Supervise contractors at the site as needed.
• Provide after-hours emergency resident support.
• Maintain preventative maintenance records for residents and apartments.
• Provide service for all common amenities and conduct quarterly unit inspections.
• Other duties as assigned.
