Thrive Property Group is seeking a dedicated Property Maintenance Technician to join our on-site team in Indiana on a 1099 contract basis. The role covers addressing maintenance requests, performing general repairs, and completing apartment turns between tenants, with emphasis on professionalism and timely responses to residents.

• Proven experience in general maintenance, handyman work, or a skilled trade.
• Own tools and reliable transportation.
• Ability to work independently and manage time effectively.
• Excellent troubleshooting and problem-solving skills.
• Strong communication and customer service abilities.

Responsibilities

• Respond promptly to maintenance requests and service calls.
• Perform routine maintenance and repairs, including plumbing, electrical, HVAC troubleshooting, drywall repair, painting, and appliance installation.
• Complete apartment turns including cleaning, touch-ups, hardware replacement, and repairs.
• Conduct regular property inspections and preventative maintenance.
• Maintain a professional and courteous demeanor with residents and staff.
• Document work performed and communicate job status through the property management system.
• Ensure all work meets safety standards and complies with local building codes.
