Responsibilities

• Perform routine grounds upkeep and cleanliness around properties.
• Replace light bulbs, ceiling tiles, and basic fixtures.
• Complete minor repairs and touch-ups as needed.
• Monitor property conditions and report larger issues.
• Travel between properties in company vehicle.
• Follow safety procedures and use tools properly.
• Document work and close out work orders in system.
• Escalate complex issues to dispatchers.
• Maintain a clean, professional appearance and work vehicle.

Job Summary

We are seeking a reliable, self-motivated Property Maintenance Technician to keep assigned properties clean, safe, functional, and presentable. This position involves traveling between multiple properties throughout the day and performing a wide range of routine maintenance, repairs, grounds upkeep, and property inspections. The ideal candidate takes pride in their work, has strong attention to detail, communicates professionally with tenants and property managers, and can work independently with minimal supervision. Previous handyman or maintenance experience is a plus, but not required—we are willing to train the right candidate.on.

Job Responsibilities

• Perform routine grounds upkeep, including picking up litter and trash around building exteriors, parking lots, and common areas
• Replace light bulbs, ceiling tiles, and other basic fixtures as needed
• Complete minor repairs such as small pothole patching and general touch-ups
• Monitor properties for cleanliness, safety hazards, and maintenance needs, and report larger issues to the supervisor
• Keep assigned properties in excellent, presentable condition for tenants and customers
• Travel between multiple properties throughout the day, safely operating a companyprovided vehicle
• Follow safety procedures and use provided tools and equipment properly
• Respond promptly to scheduled work orders and service calls
• Diagnose, repair, and maintain:
• • Light Plumbing (leak repair, fixture installs)
  • Tile work: (Install, Grout, Finish)
  • Painting: (prep, apply, stain)
  • Electrical (outlet/wiring troubleshooting)
  • Carpentry (drywall, trim, door & window repairs)
  • HVAC basics (filter changes, thermostat calibration)
  • Appliance repair (washer/dryer, dishwasher, fridge)
• Communicate clearly and courteously with tenants and property managers
• Document work performed and close out work orders in our system
• Escalate complex or recurring issues to dispatchers
• Maintain a clean, professional appearance and work truck
