Job summary

Chinburg is seeking a Property Maintenance Technician to perform general maintenance and repairs across rental properties, including common areas and units. The role encompasses carpentry, drywall, painting, appliance installs and basic HVAC/ electrical/plumbing troubleshooting.

You will respond to resident requests, assess property safety, and coordinate vendor work when needed. The position requires a valid driver’s license, reliability, and ability to work both independently and with a team,

Qualifications

• Experience in general maintenance across residential properties.
• Proficient in carpentry, drywall, painting and minor repairs.
• Basic understanding of HVAC, electrical and plumbing concepts.
• Ability to inspect properties for safety and perform preventative maintenance.
• Willingness to respond to after-hours emergencies as needed.

Responsibilities

• Provide general maintenance and repair for the community.
• Landscaping and grounds upkeep including pest control and tree work.
• Drywall, carpentry, flooring, and appliance installations.
• Assist with HVAC, electrical and plumbing issues; communicate with technicians.

Position Summary:

The Property Maintenance Technician performs general maintenance and repairs on rental properties, both common areas and within units. Duties include, but are not limited to:

Primary Essential Responsibilities:

• Provide general maintenance and repair for the community.
• Landscaping including Grub/Pest Control, Removing and Pruning trees, Moving Equipment and Hauling Equipment, Irrigation System Troubleshooting
• Drywall Mudding, Taping and Repairs
• Carpentry including Framing, Detailed finish work
• Sink and Disposal Replacements, Snake Sinks
• Replace and install wood and tile flooring
• Basic Understanding of HVAC, Electrical and Plumbing Sufficient to be able to assess/troubleshoot minor issues and ability communicate those issues to a Mechanical Technician for support.
• Mini Split Cleaning
• Install appliances
• Expert Painting, Patching and Sanding
• Respond to all resident request service calls as directed by the supervisor.
• Regularly assess the property for safety and loss prevention.
• Keep supervisor informed of activities and identified/potential problems and bring forward solutions.
• When assigned by the supervisor, schedule and oversee that all vendor work is completed properly.
• When required, be available to respond to weather and environmental related emergencies, such as snowstorms, hurricanes, tornados, floods, and fires.
• Maintain a working knowledge of corporate policies, procedures and regulations.
• Complete and submit all required paperwork in an accurate and timely manner.
• Be available to respond to emergency maintenance repairs, after normal working hours, and able to respond back to the property within 30 minutes of receiving notification.
• Demonstrate respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.
• Performs other duties as assigned.
