Responsibilities

• Assist with apartment inspections and systems inspections.
• Respond to work orders and document details in OneSite.
• Address maintenance emergencies, including after-hours, weekends and holidays.
• Troubleshoot mechanical, electrical, and plumbing issues; repair appliances as needed.
• Coordinate with vendors and monitor landscape contractors.
• Follow safety protocols and ensure compliance with regulations.

Property Maintenance Technician
Location: Parmly Lakeview, Chisago City, MN
Pay Range: $21.00-$23.00 per hour
Employment Type: Part-Time, Non-Exempt, 32 hours per week

Are you organized, dependable, and service-oriented with experience in property maintenance? RHF is seeking a Property Maintenance Technician to maintain the physical condition and appearance of Parmly Lakeview Apartments, a 60-unit older adult residential community in Chisago City, MN.

This position supports daily property operations by performing general maintenance repairs, responding to service requests, and assisting with apartment turnover and preventative maintenance. What You'll Do

As our Property Maintenance Technician , you will support daily property operations by:

• Building/Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
• Unit Turnovers: Complete unit turnovers within 3 days of move-out, as necessary.
• Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.
• Inspections: Assist in apartment and systems inspections as required.
• Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
• Maintenance Emergencies: Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
• Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
• Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
• Safety and Compliance: Follow safety protocols and ensure compliance with all relevant regulations. Knowledge in regulatory inspections REAC/NSPIRE .
• Customer Service: Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
• Maintenance Shop Organization: Keep the maintenance shop neat, free of clutter, and well-organized daily.
• Property Security: Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.

Required Qualifications

• Minimum of 2 years in the building maintenance field highly desired.
• Strong understanding of mechanical, electrical, and plumbing systems preferred. Ability to read and interpret technical manuals.
• Must possess a valid boiler license required for the operation and maintenance of the onsite boiler.
• Skilled in using hand and power tools for repair and maintenance tasks.
• Basic understanding of leadership principles with the ability to work independently or as part of a team.
• Strong logical thinking and problem-solving skills for troubleshooting issues.
• Familiarity with property management software such as RealPage Maintenance Facilities.
• Basic proficiency in English for effective communication.

Physical Requirements

• Ability to regularly lift or move equipment, tools, and materials up to 50 pounds independently and up to 100 pounds with assistance.
• Ability to spend long hours standing, walking, climbing stairways, and moving around facilities.
• Dexterity of hands and fingers to operate a variety of equipment.
• Ability to bend, stoop, kneel, crouch, crawl, and reach overhead or horizontally in tight spaces.
• Ability to climb and balance on ladders, scaffolding, and roofs to perform elevated repairs.
