Job description

As a Maintenance Technician at Velair, you’ll be responsible for maintaining and repairing our apartment communities. This includes preventative maintenance, handling general maintenance requests, maintaining interior and exterior building systems, and preparing units for move-in. You’ll need to prioritize tasks effectively, follow safety standards, and communicate efficiently with residents, guests, and Velair team members.

Regular Schedule: Monday - Friday 8:00am - 4:30pm with a rotating on-call schedule for after-hours maintenance emergencies.

Signing Bonus: If hired for this position, you will be eligible for a $1,500 bonus, with $500 to be paid on your first paycheck, $500 after 3 months of employment, and $500 after 6 months of employment.

On-Call Incentive: Eligible for a $100.00 per week incentive when on-call.

Tool Allowance: Eligible for a $200.00 tool reimbursement after 30 days of hire, plus an annual $200.00 tool reimbursement.

Key Responsibilities:

  • Complete various work orders including electrical, plumbing, carpentry, HVAC, drywall, painting, appliances, and general resident requests.
  • Manage the preventative maintenance and general repairs of the buildings’ exterior and interior systems.
  • Perform emergency on-call service requests as needed.
  • Assist in snow/ice removal (where applicable) and document the process.
  • Follow all safety protocols, including understanding Material Safety Data Sheets (MSDS) for chemical use.
  • Conduct routine inspections, including daily walkthroughs, apartment move-ins/move-outs, and other building inspections.
  • Possess basic tools needed to complete tasks, such as a screwdriver, hammer, tape measure, and adjustable wrench.
  • Communicate updates and concerns regarding the property to the appropriate property management and maintenance personnel.
  • Maintain the maintenance shop and supply inventory in an organized and cost-effective manner.
  • Willingness to travel to other sites in the portfolio as needed to provide maintenance support.
  • Complete additional tasks as assigned in a timely manner.

About You

To be successful in this role, you should have the following education and experience:

  • High School diploma or equivalent is preferred.
  • 1-3 years of related experience and/or training in the maintenance industry, preferably in multi-family housing; or an equivalent combination of education and experience.
  • Basic mathematical ability.
  • Basic computer skills.

Additional Requirements:

  • Valid driver’s license, ability to drive, and valid insurance.
  • Commitment to career growth through Velair-supported learning and development, including occasional travel to off-site trainings with infrequent overnight stays.
  • Flexibility to work outside standard business hours, including some nights, weekends, and holidays as needed.
  • Ability and willingness to travel to other sites within the portfolio to provide maintenance support.

Physical Requirements / Work Environment:

  • Ability to frequently lift and move 20-70 pounds.
  • Ability to walk stairs, climb ladders, and use other equipment regularly.
  • Frequent kneeling, bending, and crouching.
  • Work indoors and outdoors as needed, in varying temperatures.
  • Due to the safety-sensitive nature of this role, impairment by drugs, alcohol, or cannabis could pose a risk to health and safety. The company reserves the right to conduct reasonable suspicion drug tests for this role.
