Job summary

GMH Communities, headquartered in Philadelphia, PA, seeks a Maintenance Supervisor for Caswell in Newtown Square. You will oversee maintenance, grounds, and work orders, manage the budget, and supervise the maintenance team while delivering outstanding resident service.

Responsibilities include vendor negotiation, move-in readiness inspections, safety checks, on-call rotation, and ensuring the property reflects the high standards of the community. On-site role with weekend hours as needed.

Qualifications

• HVAC I and II Certification is required.
• 3 years' experience in apartment or hospitality maintenance.
• 2–3 years’ experience managing a team.
• Valid driver’s license with a good driving record.
• Strong organizational, interpersonal and leadership skills.
• Basic computer skills are expected.

Responsibilities

• Maintain positive resident relations through outstanding service.
• Oversee daily property operations and budget adherence.
• Train and supervise all Maintenance Team Members.
• Vendor negotiation, scheduling and contracting.
• Inspect units for Move-In readiness and curb appeal.
• Conduct regular health and safety inspections.
• Communicate issues to the General Manager.
• Respond to emergencies per policies and procedures.
• Lead daily meetings to track work orders.
• Ensure cleanliness and appearance reflect high community standards.
• Periodically inspect contractor work for quality.
