Job summary

GMH Communities is seeking a Maintenance Supervisor to manage maintenance operations at the Newtown Square property. You will oversee repairs, preventive maintenance, and work orders while supervising the maintenance team and ensuring resident satisfaction.

Responsibilities include hands-on upkeep, coordinating vendors, conducting safety inspections, and maintaining the property's curb appeal within budget.

Qualifications

• HVAC I and II certification is required.
• At least 3 years’ experience in apartment or hospitality maintenance preferred.
• 2-3 years’ experience managing a team.
• A valid driver’s license, good driving record and proof of insurance are required.
• Strong organizational, interpersonal, leadership and basic computer skills.

• Maintain positive resident relations through outstanding service.
• Participate in the daily operations of the property.
• Train and supervise all Maintenance Team Members.
• Vendor negotiation, scheduling and contracting.
• Turn and Make Ready inspection for Move In readiness.
• Conduct regular property health and safety inspections.
• Communicate with the General Manager about maintenance or curb appeal issues.
• Respond to emergencies according to policies and procedures.
• Hold daily meetings to assign and complete work orders.
• Develop standards for cleanliness and overall appearance of buildings and common areas.
• Periodically inspect work by contractors and vendors to ensure quality.

Job Description:

The Maintenance Supervisor reports to the General Manager and oversees all of the maintenance needs, physical appearance, and work orders on the property while working within an allotted budget. The Maintenance Supervisor's primary responsibilities are hands on maintenance of the property including general upkeep and repair to units and the grounds, ensuring the work order tracking system is used and followed up with properly, turn and make ready, supervising the maintenance team, and maintaining excellent resident relations through outstanding customer service. Rotating on call schedule and some weekend availability required.

Characteristics and Qualifications:

• Ensure company policy and state and federal safety and fair housing laws are met
• At least 3 years' experience in apartment or hospitality maintenance preferred
• 2-3 years’ experience managing a team
• HVAC I and II Certification required, mechanical background preferred
• A valid driver’s license, good driving record and proof of insurance is required
• Strong organizational, interpersonal, leadership and basic computer skills
