Job summary

Carleton Living is seeking a Service Manager to lead the maintenance and preventative maintenance program for the Residences at Shadow Hills (168 units). The role requires supervising the maintenance team, coordinating work orders, and ensuring safety and quality across plumbing, HVAC, painting, and carpentry tasks.

The ideal candidate brings 4+ years of apartment maintenance experience, EPA Type II or HVAC certification, and a valid driver’s license.

Qualifications

• 4+ years of maintenance experience, preferably in multifamily/apartment settings.
• EPA Type II Certification or HVAC certification.
• Certified Pool Operator (CPO) license preferred.
• Valid driver’s license and liability insurance.

Responsibilities

• Supervise and manage the maintenance team, assigning work and tasks.
• Complete maintenance work orders across plumbing, carpentry, HVAC, and appliances.
• Perform plumbing maintenance such as snaking, leaks, fixtures replacement.
• Handle electrical maintenance like fixtures, outlets and wiring.
• Replace/repair windows, fixtures, cabinets; assist with appliances.
• Paint interiors/exteriors; minor drywall and carpentry repairs.
• Assist custodial and landscape tasks as needed; supervise vendors.
