Battle Creek Ranch LLC is seeking an experienced Ranch Property Maintenance Manager to oversee the maintenance, repair, and improvement of ranch buildings, grounds, infrastructure, equipment, and property systems. Job description

Battle Creek Ranch LLC is seeking an experienced and capable Ranch Property Maintenance Manager to oversee the maintenance, repair, and improvement of ranch buildings, grounds, infrastructure, equipment, and property systems.

This is a hands-on position for someone who takes pride in maintaining a high-quality property and can independently identify problems, determine the best course of action, and see projects through to completion.

The ideal candidate will have strong mechanical and troubleshooting skills, practical experience across multiple maintenance disciplines, sound judgment, and the ability to work independently with limited supervision.

The Property Maintenance Manager will help ensure that the ranch’s homes, shops, barns, roads, fences, utilities, equipment, and other facilities remain safe, reliable, functional, and well-maintained.

Key Responsibilities
Property & Building Maintenance
  • Maintain and repair ranch houses, barns, shops, outbuildings, storage facilities, and other structures.
  • Conduct routine inspections to identify maintenance needs, safety concerns, and potential problems before they become costly or disruptive.
  • Prioritize repairs based on safety, urgency, property needs, and cost.
  • Perform carpentry, plumbing, electrical, mechanical, painting, welding, and general repair work as qualified.
  • Maintain roofs, gutters, doors, windows, siding, foundations, and other building components.
  • Assist with remodeling, construction, and property improvement projects.
  • Coordinate outside contractors and specialized trades when work requires additional expertise.
Grounds, Roads & Fencing
  • Maintain ranch roads, driveways, parking areas, drainage systems, and other property infrastructure.
  • Repair and maintain livestock fencing, gates, corrals, and related facilities.
  • Maintain lawns, trees, landscaping, and grounds surrounding ranch residences and facilities.
  • Coordinate snow removal and maintain winter access as needed.
  • Keep equipment yards, material storage areas, shops, and work areas organized and maintained.
Equipment & Mechanical Maintenance
  • Maintain ranch vehicles, tractors, implements, pumps, generators, compressors, and other agricultural and property equipment.
  • Perform preventive maintenance, routine servicing, and inspections.
  • Diagnose mechanical problems and complete repairs when practical.
  • Maintain equipment service records and preventive maintenance schedules.
  • Keep tools, parts, lubricants, and maintenance supplies organized and properly stored.
  • Evaluate equipment and make recommendations regarding repair, replacement, or upgrades.
Water, Utility & Infrastructure Systems
  • Maintain ranch water systems, wells, pumps, tanks, irrigation infrastructure, and associated equipment.
  • Assist with domestic water, septic, propane, electrical, and other property utility systems.
  • Perform seasonal start-up, shutdown, and winterization of property systems.
  • Monitor critical infrastructure and promptly identify and report failures or developing problems.
  • Work closely
    with the Water Resource and Hay Production Manager on irrigation and water-related maintenance needs.
Safety & Property Security
  • Maintain a safe working environment throughout the ranch.
  • Inspect buildings, equipment, and property infrastructure for potential hazards.
  • Maintain fire extinguishers, emergency equipment, and other safety systems.
  • Assist
    with fire mitigation and vegetation management around buildings and critical infrastructure.
  • Maintain secure gates, buildings, shops, and equipment storage areas.
  • Respond to urgent maintenance and property issues as needed.
Planning & Preventive Maintenance
  • Develop and maintain a preventive maintenance program for ranch property, equipment, and infrastructure.
  • Maintain an inventory of critical spare parts, materials, and maintenance supplies.
  • Develop annual and seasonal maintenance plans.
  • Obtain estimates for major repairs and capital improvement projects.
  • Track maintenance expenses and provide recommendations regarding repair versus replacement.
  • Maintain accurate records of completed work, equipment service, and property improvements.
  • Coordinate maintenance activities with ranch management and other ranch employees.
Qualifications
  • Several years of experience in ranch, agricultural, construction, facilities, property, equipment, or similar maintenance.
  • Strong mechanical aptitude and practical problem-solving skills.
  • Experience maintaining tractors, trucks, pumps, generators, and other agricultural or industrial equipment preferred.
  • Working knowledge of multiple maintenance disciplines, including plumbing, electrical, carpentry, welding, and mechanical systems.
  • Ability to safely operate tractors, skid steers, loaders, and other equipment.
  • Ability to read and understand equipment manuals, maintenance instructions, and basic plans.
  • Strong organizational skills and attention to detail.
  • Ability to work independently and manage priorities with limited supervision.
  • Sound judgment and the ability to respond appropriately to urgent or emergency situations.
  • Valid driver’s license and acceptable driving record.
  • Ability to work outdoors in varying weather conditions and across varied terrain.
  • Ability to perform physically demanding work, including lifting, carrying, climbing, bending, and working in confined or difficult-to-access areas.

Work Environment

This is a full-time, hands-on ranch position working both independently and in coordination with ranch management and other ranch employees.

The position involves working outdoors, operating machinery, performing physical maintenance and repair work, and traveling throughout the ranch property. The Property Maintenance Manager should be flexible and willing to work occasional early mornings, evenings, weekends, or respond to urgent maintenance needs based on property requirements.

Compensation

Salary: $70,000-$95,000 per year, depending on experience and qualifications.

Reporting Structure

The Ranch Property Maintenance Manager reports directly to the Manager of Battle Creek Ranch, LLC and works closely with ranch operations, water resources, hay production, and livestock personnel.

Position Objective

The primary objective of this position is to keep the ranch’s property, buildings, infrastructure, equipment, and support systems safe, functional, reliable, and well-maintained while proactively identifying and addressing maintenance needs before they become costly or disruptive problems.
