Job summary

PMI Breck in Breckenridge, CO is seeking a Property Inspector to ensure appearance, inventory, cleanliness, and maintenance across a portfolio of vacation rentals. You will build strong relationships with guests and property owners while coordinating inspections and services.

Responsibilities include performing owner/guest inspections, logging findings in Breezeway, monitoring guest reviews, and coordinating maintenance with PMI Breck managers. A self-starter with a team mindset will thrive here.

Qualifications

• Experience in guest services or property management preferred.
• Ability to read, comprehend and write clear correspondence and communicate with guests and homeowners using diplomacy and tact.
• Flexible schedule including weekends, nights, and holidays.
• Experience with Breezeway and Guesty is preferred.

Responsibilities

• Conduct inspections for Owner/Guest arrivals and departures.
• Input information into Breezeway accurately and on a timely basis.
• Monitor guest reviews to stay on top of maintenance and cleanliness issues; communicate issues to PMI Breck Manager.
• Provide excellent communication with owners about issues/maintenance at their property.
• Maintain property appearance, cleanliness, and inventory; ensure repairs are noted and completed.
• Coordinate maintenance schedule and assignments for a property portfolio.
• Assist with check-in process and support staff to encourage teamwork.
• Ensure administrative paperwork is accurate, complete, and submitted timely.
• Learn and ensure compliance with safety rules and be prepared for emergencies.

PMI Breck is based in Breckenridge and we manage short-term vacation rentals. We pride ourselves on exceptional customer service. The Property Inspector is expected to build and maintain strong relationships as measured by retention, profitability, and guest satisfaction. Exceed expectations of customers & owners by being fully accountable for the appearance, inventory, cleanliness, and maintenance of properties.

On most days, you will be asked to work independently with managerial oversight. If you have a good work ethic and consider yourself a self-starter this may be an excellent fit for you. We are willing to train the right candidate that shows the drive and determination to succeed.

Qualifications

Property Inspector objectives are reached through the following responsibilities but are not limited to:

Owner Retention

• Conduct Inspections for Owner/Guest arrivals and departures
• Input any information into Breezeway accurately and on a timely basis
• Monitor guest reviews to stay on top of maintenance and cleanliness issues. Communicate all issues to the appropriate PMI Breck Manager.
• Provide excellent communication with owners by letting them know of all issues/maintenance at their property.

Financial

• Account for all expenses on a daily/weekly basis
• Maintain accurate records of all transactions

Administrative

• Facilitate check-in process
• Maintain property-specific information and maintain regular updates
• Provide support to all staff to encourage teamwork and lead as an example
• Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis
• Coordinate maintenance schedule and assignments for a property portfolio
• Offices are maintained and stocked according to company guidelines on a consistent basis

Guest Services

• Find solutions to guest concerns in a timely manner to ensure guest satisfaction
• Ensure distribution of all company or property-issued notices (ie. Bad weather, emergency, scheduled maintenance, etc.)
• Ensure proper response and handling of all emergencies at the property, guests, buildings, etc. within company guidelines to minimize liabilities

Maintenance

• Maintain property appearance, cleanliness, and inventory, and ensure repairs are noted and completed in a timely manner.
• Assure quality and quantity of inventory items in each property are up to PMI Standards
• Ensure that all properties are walked and create/complete any work orders that require maintenance.
• Ensure that all service requests by guests, owners, etc. are communicated and completed.

Safety

• Learn and ensure compliance with all company, local, state, and federal safety rules
• Ensure that unsafe conditions are reported and/or corrected immediately
• Direct staff to follow a "safety first" principle
• Be aware of the company's emergency preparedness plan and responsibilities. This includes being available for implementation and assistance if necessary

Requirements
