We are currently seeking a Maintenance Technician for our Orchard Grove community located in Ann Arbor, Michigan. The role involves performing general grounds and lawn maintenance, as well as basic repairs to homes owned by the community, for 40 hours per week.

As a Maintenance Technician, you will:

1. Perform maintenance to ensure homes and community areas are in proper condition.
2. Execute assigned work orders and report status to the Community Manager in a timely and efficient manner.
3. Handle all contacts with residents, prospective residents, visitors, and other employees with courtesy, cooperation, and attentiveness to promote goodwill.
4. Identify deficiencies using established procedures and take immediate action with community manager approval.
5. Maintain community grounds by manicuring, treating weeds, raking leaves, planting flowers/shrubs, spreading mulch/woodchips/stones, trimming, and removing tree limbs as needed.
6. Remove and dispose of garbage on community grounds, including common areas and resident sites.
7. Perform snow removal using appropriate equipment.
8. Advise the Community Manager or Maintenance Supervisor of residents who improperly dispose of garbage or have large/bulk items requiring pickup.
9. Inventory maintenance and grounds equipment and supplies, and advise on needs.
10. Maintain order and appearance of garage and storage areas.
11. Ensure all maintenance and grounds equipment is clean and well-maintained.
12. Comply with health and safety laws to reduce accidents and protect residents, staff, and vendors.
13. Perform seasonal pre-maintenance services on schedule.
14. Remain available for on-call duties as needed.
15. Participate in refurbishing community-owned homes.
16. Perform repairs and maintain water and sewer lines in the community.
17. Minimum 2 years of maintenance experience preferred.
18. High School Diploma or GED preferred.
19. Valid driver’s license, good driving record, and insurability under the company’s policy at all times.
20. Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
21. May need to provide own tools.
22. Ability to bend, stretch, twist, walk continuously, access restricted spaces, operate maintenance equipment, and lift up to 75 pounds.
23. Ability to perform responsibilities with minimal supervision.
24. Tolerance for exposure to various chemical compounds.
