Greystar is seeking a Property Manager to oversee day-to-day operations for a 448-unit garden-style community in Lawrenceville, GA. You will lead staff, manage budgets, set rents, and ensure compliance with housing laws and company policies.

The role requires 4–6 years of relevant experience, strong communication skills and the ability to drive occupancy and revenue through strategic leasing and service excellence. A robust benefits package accompanies the position.

Qualifications

• 4-6 years of property management, sales, marketing and customer service experience.
• Ability to manage day-to-day operations of an apartment community.
• Excellent communication and customer service skills.
• Detail-oriented, self-motivated and able to work independently or as a team leader.

Responsibilities

• Develop and manage budgets for the property using financial statements and market data.
• Meet revenue targets by setting rents, collecting payments and reviewing monthly reports.
• Approve vendor invoices and ensure insurance certificates and codes are correct.
• Control expenditures within the approved budget and manage petty cash.
• Supervise leasing processes, conduct inspections, and enforce lease terms.
• Analyze market trends and implement marketing and leasing strategies to meet occupancy goals.
• Respond to resident questions and service requests to promote satisfaction and retention.
• Conduct regular property inspections and oversee maintenance standards.
• Hire, train and manage property staff and coordinate with owners as needed.
