Job summary

The State of Nevada seeks a Property Appraiser I to value real and personal property for tax purposes in Carson City. You will apply advanced appraisal concepts, conduct field inspections, and compute values while adhering to state statutes.

Responsibilities include data analysis, preparing reports, and defending valuations before boards. Training and collaboration with county assessors are essential parts of the role.

Qualifications

• Bachelor's degree in business, accounting, economics or related field and one year of professional property appraisal experience.
• High school graduate with three years of professional property appraisal experience.
• One year of experience as a Property Appraiser Trainee.
• Equivalent combination of education and experience.

Responsibilities

• Determine property value for tax purposes and analyze results for conformity with laws and mass appraisal practices.
• Review and analyze sales data to examine land factors and prepare related narratives.
• Conduct physical inspections to measure construction characteristics and assess land features.
• Classify and value property by reviewing records and inspections to ensure accuracy.
• Consult with developers, contractors, and assessors on costs, market conditions, and policy compliance.
• Prepare oral and written defenses of appraisals to taxpayers and boards and testify as needed.
• Assist in valuing intercounty and interstate utilities and transportation companies.
• Provide training to county assessors on value determinations and proceeds.
