Job summary

Elko County is seeking a Real Property Appraiser to perform ad valorem tax appraisal. You will conduct field investigations, analyze data, and prepare cost studies and drawings for residential properties.

Candidates should have 2-year degree coursework with appraisal hours or equivalent experience, and a valid Nevada driver’s license. Proficiency with Excel/Word and knowledge of NV statutes are required.

Qualifications

  • College coursework or enrollment in a 2‑year degree program with 180 hours of appraisal classes or a mix of experience/education to meet requirements.
  • Must maintain a valid Nevada driver’s license.
  • Knowledge of PCs and MS Office (Excel and Word); Nevada statutes and NAC; real property appraisal methods.

Responsibilities

SUMMARY OF JOB PURPOSE

Under general supervision, performs the appraisal of real property for ad valorem tax purposes.

ESSENTIAL FUNCTIONS

Duties may include, but are not limited to the following:

  • Conducts standard field investigations for residential properties.
  • Analyzes data in the appraisal of real property.
  • Collects, analyzes, and tabulates data on sales, rentals, and costs of real and other properties.
  • Assists in making income and cost studies of various types of properties.
  • Assists in making computations and verifies computations involved in cost estimating and appraising.
  • Prepare scaled drawings of buildings and additions.
  • Answers questions from taxpayers regarding appraisals.
  • Comply with Elko County Policies and department procedures.
  • Accurately completes work assignments in a timely manner.
  • Advise supervisor of project/work status.
  • Communicates tactfully, both orally and in writing, with co-workers and the general public.
  • Listens carefully and responds appropriately.
  • College course work or enrollment in a 2-year degree program with an accredited college or university; 180 hours of appraisal accredited classes or any combination of experience and education that would likely produce the required knowledge and abilities necessary for this classification
  • Must maintain a valid Nevada driver’s license

An employee in this position must have the following knowledge, skills, and abilities upon application:

Knowledge
  • Basic operation of personal computers and mainframe computers.
  • Windows platform, Microsoft Office (primarily Excel and Word)
  • Nevada Revised Statutes (NRS) and the Nevada Administrative Code (NAC).
  • Appraisal methods, proper procedures, principles, and terminology.
  • Real property appraisal for tax assessment purposes.
  • The common methods for describing real property.
  • Homes, construction, residential improvements.
  • Have a current driver’s license with a driving record in good standing.
Skills
  • Communicating effectively both verbally and in writing.
  • Understanding and carrying out complex written and oral communications.
  • Understanding, interpreting, and applying complicated policies, procedures and protocols.
  • Managing time effectively.
  • Demonstrating excellent interpersonal skills especially in dealing with the public.

An employee in this position must meet the following physical requirements upon application:

  • Work is collected from an outside setting (fieldwork).
  • It will be necessary at times to travel various distances to collect appraisal data.
  • It will require physical exertion to review and measure improvements/structures for property appraisals.
  • Work is performed in an office setting. Hand-eye coordination is necessary to operate computers and various pieces of office equipment.
  • Frequently required to talk or hear; sit; use hands to finger, handle, feel or operate objects or controls; and reach with hands and arms. The employee is occasionally required to stand or walk.
  • Occasionally lift and/or move up to 15 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
  • The noise level in the work environment is usually quiet.
