Job summary

Vaco Recruiter Services in New York (Hybrid NYC) is seeking a Property Accountant to own the month-end close and financial health of a multi-property NYC residential portfolio. You will manage 10-12 entities initially, scaling to 20-25, performing journal entries, reconciliations, and variances analysis, and supporting audits.

You will drive the annual budgeting cycle, provide detailed variance storytelling to ownership, and partner with property managers to optimize cash flow and capital needs.

Qualifications

• B.S. in Accounting or equivalent preferred.
• 3-5 years of full-cycle property accounting experience in NYC residential market (condos, co-ops, rentals).
• Strong understanding of accrual accounting and GAAP.
• Proficiency in Excel and Yardi 7s or similar real estate software.
• Ability to manage high volumes of deadlines during peak budgeting periods.

Responsibilities

• Lead full month-end close for multiple property entities.
• Perform journal entries, accruals, and monthly workpapers with accuracy.
• Conduct monthly bank and security deposit reconciliations.
• Analyze budget vs actual and explain variances to ownership.
• Prepare cash flow projections and assist audits.
