• Onsite Project Administration: act as primary customer interface and coordinate owner and direct contractors.
• Safety Management: enforce safety program and OSHA compliance, coordinate safety processes.
• Scheduling & Planning: develop overall schedule and monitor milestones along the critical path.
• RFIs: field questions, update SharePoint with responses and drawings.
• Quality Control: review contract docs, monitor work, coordinate testing and inspections.
• Change Order Processing: track field work and assist in pricing changes.
• BIM: participate in BIM meetings and maintain as-built model handover.
• Project Closeout: complete pre-final punch list and turnover documentation.

Project Superintendent

Core Responsibilities

• Onsite Project Administration
  • Act as the primary customer interface by listening to key concerns, developing and maintaining excellent relationships with Owner representatives, and coordinating onsite activities (including Owner-furnished equipment and other direct contractors).
  • Build and maintain strong, professional relationships with Architect/Engineer (A/E) representatives.
  • Establish and maintain a professional onsite office and ensure proper building control and layout are established as intended.
  • Monitor and enforce company's Safety Program, coordinate subcontractor activities and schedules, and review all scope with the Project Manager (PM) / Senior Project Manager (SPM).
• Safety Management
  • Participate in safety training, obtain and maintain OSHA 30-hour certification, and attend specialized safety sessions as directed.
  • Assist in developing site-specific safety plans and emergency action plans.
  • Walk the jobsite daily to identify and resolve safety issues, maintain a clean jobsite, enforce subcontractor safety/cleanup responsibilities, and stop work when necessary due to safety concerns.
  • Prepare weekly jobsite safety inspection reports, promptly follow up on open items, coordinate insurance carrier inspections, and immediately notify the PM/SPM in the event of an OSHA inspection.
• Scheduling & Planning
  • Review project documents thoroughly and collaborate with the PM/SPM prior to job start to identify long-lead deliveries, establish realistic task durations and logic, and develop the overall project schedule and Critical Events List (CEL).
  • Drive field work to meet critical project milestones along the critical path and "get it done."
  • Prepare for and schedule inspections with authorities having jurisdiction while providing ongoing work updates to the PM/SPM.
• Requests For Information (RFIs)
  • Field questions from subcontractors, review project documents to find answers, and elevate unresolved questions to the PM/SPM or Assistant Project Manager (APM).
  • Distribute responses to applicable subcontractors and verify that SharePoint is properly updated with RFI responses and drawings.
• Quality Control
  • Become completely familiar with contract documents, addenda, shop drawings, and submittals, and review quality expectations during subcontractor pre-job meetings.
  • Monitor and inspect daily work, material deliveries, and a subcontractor's work on their first day of a new activity to ensure compliance with quality standards.
  • Coordinate testing agency requirements, "punch the project as you go," and routinely photograph and upload project progress into project files.
  • Perform pre-final inspections, distribute correction items to subcontractors, and drive the completion of Owner/A/E punch lists.
• Change Order Processing
  • Notify the PM/SPM of potential change issues before directing subcontractors or agreeing to extras.
  • Utilize the time and material log to track field work, submit weekly slips/tickets to the office, and review open items with the PM/SPM.
  • Assist the PM/SPM in reviewing subcontractor pricing for change order work.
• Building Information Modeling (BIM)
  • Familiarize yourself with the project-specific BIM Execution Plan.
  • Assist the PM/SPM in participating in BIM coordination meetings, managing/assisting subcontractors in the BIM process, and ensuring the as-built model is maintained and handed over to the Owner.
• Project Closeout
  • Execute professional and expeditious project closeout to ensure a lasting positive impression for the customer.
  • Collaborate with the PM/SPM to develop and address a pre-final punch list prior to the Owner/A/E walk-through.
  • Schedule and track the final punch list until fully accepted by the Owner/A/E, and collect, document, and store attic stock materials for turnover.
