Project Superintendent
The Project Superintendent provides leadership and assists with functions related to the onsite construction process in planning, coordination, and execution of work on time and within budget. The position includes direct supervision of foreman, subcontractors, and other construction related personnel within parameters outlined by the project team while maintaining a safe workplace.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Enforce the DAVIS Safety program in accordance with DAVIS policies, local, state, and federal laws, including all subcontractors and employees.
- Implement, maintain, and enforce a site‑specific safety orientation program.
- Promptly abate safety issues and obtain necessary certifications for First Aid, CPR, and OSHA.
- Utilize the construction schedule, material status log, and associated costs to achieve completion of the project within time and budget.
- Work with the Project Manager on critical submittals prior to submission.
- Coordinate daily construction activities within existing operating facilities.
- Review overall project budget and work within budget parameters.
- Perform a thorough scope review of any extra subcontractor work tickets to evaluate completeness and quality prior to signing.
- Understand owner contract terms to be aware of risks and review with the project management team.
- Utilize subcontractor terms and apply them to various situations on a project.
- Perform basic layout and engineering functions as required.
- Review purchase orders and subcontractor contracts, including scope of work.
- Contribute to internal, owner, and subcontractor meetings and partner with the Project Manager to develop and run foreman meetings.
- Ensure material procurement aligns with the schedule.
- Monitor and document daily reports, payroll, quality reporting, accidents, incidents, and timesheets.
- Review contract documents for potential conflicts, ADA requirements, tolerance requirements, or quality issues.
- Execute a thorough review of submittals, shop drawings, and RFIs.
- Ensure and / or perform existing conditions survey prior to the start of construction activities; provide a report to the project team.
- Confirm all products and materials meet the approved submittals.
- Maintain a complete, current, and accurate set of contract documents and “as‑builts.”
- Assist the project manager in developing site logistics and sequencing diagrams.
- Record actual start and completion dates of each task in conjunction with schedule updates.
- Maintain workmanship documentation using DAVIS project controls, such as Latista, Microsoft Excel, or similar software.
- Provide a three‑week look‑ahead schedule on a weekly basis to the Project Management Team.
- Obtain competitive pricing for all general job site needs.
- Execute the project team’s plan for monitoring the completion of the punch list and coordinate required field inspections with local jurisdiction and third‑party inspectors.
- Participate in the project closeout process with preparing and completing the job close‑out checklists, punch list process, and issuing project close‑out documentation.
- Ensure all local labor requirements are met.
- Document progress and issues with photographs and save on server.
- Perform other duties as assigned.
QUALITY OF WORK
- Utilize the DAVIS Quality Management system to manage quality control and deficiency logs.
- Review submittals to ensure compliance with contract documents and DAVIS standards.
- Review scopes of work to ensure compliance with subcontractor agreements.
- Ensure subcontractor compliance with schedule, quality control, production requirements, and material deliveries per subcontract agreement.
- Enforce sustainability standards, such as LEED, and adhere to best practices.
OTHER RESPONSIBILITIES
- Demonstrate excellence in service, integrity, and building relationships aligned with DAVIS core values.
- Take necessary steps to follow tasks through to completion.
- Participate in DAVIS sponsored activities and industry events.
- Work collaboratively with owners, architects, and subcontractors, fostering effective communication.
- Provide timely updates to the Project Manager regarding unforeseen costs.
- Identify and execute proactive solutions to project issues.
- Support research and coordinate with DAVIS resources to foster creative solutions.
- Develop coordinated RFIs that offer solutions and field information to the design team.
- Plan and execute jobsite logistics to maximize production and safety.
- Manage task priorities and execute effectively.
- Plan and organize field office and contract documents.
- Maintain a big‑picture outlook while knowing project details.
- Ensure timely project completion through scheduling and cooperation.
- Exhibit attendance and commitment expectations.
- Establish leadership presence on the project site.
- Provide subcontractor direction and leadership throughout the project duration.
QUALIFICATIONS AND SKILLS
- At least two (2) years of construction experience.
- Solid field management skills with experience in site activity, labor relations, issue resolution, scheduling, safety, and subcontractor management.
- Demonstrated success in assisting with or managing construction.
- Fundamental understanding of technical systems in construction.
- Decision making, research, and analytical problem‑solving skills.
- Time management with ability to organize, assess, and prioritize multiple tasks and projects, working independently.
- Strong verbal and written communication skills, interacting effectively at all levels.
- MS Office experience: Word, Excel, PowerPoint, Outlook.
- Certifications for First Aid, CPR, and OSHA 30‑hour.
- Experience with computer‑based scheduling software, spreadsheets, project management software, and virtual construction software.
- General knowledge and understanding of LEED related to construction credits.
- Preferred: Bachelor’s Degree in Engineering, Construction Management, Architecture, or related field.
PHYSICAL JOB DEMANDS
Reaching above and below, stooping, kneeling, crouching, and bending. Occasionally lift, carry, or move up to 50 pounds. Manual dexterity required. High concentration needed in a busy office environment.
WORKING CONDITIONS
May require travel for conferences, educational sessions, and other company events. Noise level in office moderate. Exposure to higher noise levels and hazardous working conditions at job sites. Safety precautions needed.
COMPENSATION AND BENEFITS
Base salary range: $85,000.00 – $110,000.00.
