Job summary

Fortune-Johnson is seeking a Project Superintendent to lead field operations on multifamily developments in the Southeast and Mid-Atlantic. The ideal candidate has 10+ years in construction, including 5 years as a multifamily lead superintendent, and will drive schedule, budget, quality, and safety on projects typically exceeding $40M.

The role requires strong leadership, proactive problem-solving, and the ability to coordinate with owners, architects, engineers, and subcontractors to deliver

Qualifications

• Minimum 10+ years in construction with at least 5 years as multifamily lead superintendent.
• Proactive with a sense of urgency and strong ownership of project outcomes.
• Ability to build partnerships with subcontractors while ensuring performance aligns with project goals.
• Experience mentoring and developing Assistant Superintendents and other team members.
• Strong communication skills and ability to coordinate with owners, architects, engineers and municipalities.

Responsibilities

• Partner with Project Manager to ensure project success.
• Review plans, requirements, submittals and specifications.
• Assist in creating schedules, sequencing, logistics and safety plans.
• Coordinate, oversee and manage the entire construction process.
• Lead subcontractor meetings and manage field teams.
• Ensure timely delivery of materials and equipment; manage QA procedures.
• Control project budget by holding subcontractors accountable for work.
• Maintain schedule progress and enforce a safe jobsite.

POSITION SUMMARY:

Fortune-Johnson General Contractors is seeking a Project Superintendent to join our team. The ideal candidate is a construction professional who has experience building projects in excess of $40M (must have 5 years’ experience as multifamily lead superintendent).The Project Superintendent is primarily responsible for leading field operations at the jobsite. They are required to provide leadership for the project team and will be ultimately responsible for all work that each Assistant Superintendent manages; including adherence to the schedule, quality, cost and safety.

Primary Job Responsibilities:

• Partner with Project Manager to ensure project success.
• Review project plans, requirements, submittals and specifications.
• Assist in creating a project schedule, sequencing, logistics and safety plan.
• Coordinate, oversee and manage the entire construction process.
• Lead subcontractor meetings.
• Manage clearing, grading, demo, site and concrete subcontractors.
• Lead, manage and mentor Assistant Superintendents.
• Ensure material and equipment are delivered to the jobsite in a timely manner.
• Manage Fortune-Johnson Quality Assurance procedures.
• Manage project budget by holding subcontractors accountable for work performed.
• Ensure that work progresses according to schedule.
• Enforce and maintain a safe and clean jobsite.

Desired Skills and Experience

• 10+ years of experience (5 years’ experience as a multifamily lead superintendent).
• Must be proactive and work with a sense of urgency.
• Establish a spirit of partnering with subcontractors but demand that they perform in a manner that will contribute to the success of the project.
• Supervises, mentors and develops direct reports.
• Demonstrates solid communication skills.
• Demonstrates basic knowledge using a personal computer and company communication tools, such as email, internet, Microsoft products (e.g., Word, Excel, Office) and Procore project management software.
• Ability to build relationship with owners, architects, engineers, subcontractors and municipalities that lead to positive outcomes.
• Excellent leader and company team player.
• Ability to effectively coordinate, organize, plan, and manage multiple activities to accomplish desired results.
• Ability to maintain focus while working in a high level, fast paced environment.
