Job summary

DESTINATION ENTERPRISES INC in Los Angeles seeks an experienced Construction Scheduler to manage owner/GC scheduling using Primavera P6, read drawings, and perform schedule analyses.

Responsibilities include baseline and monthly schedule reviews, Earned Value curves, KPI reporting, and variance investigations with mitigation recommendations while coordinating with project teams to drive on-time delivery.

Qualifications

• Six (6) years full time paid professional experience in Construction Scheduling for an Owner or General Contractor.
• Proficiency in Primavera Latest Version (P6 v19) and MS Office Suite.
• Graduation from a recognized college or university with a bachelor’s degree in construction management, engineering, architecture or related field or equivalent experience.

Responsibilities

• 9.1 Independently interprets and reads detailed construction drawings and understands work scope.
• 9.2 Review P6 baseline schedules, identify missing scope, logic, milestones, and critical path.
• 9.3 Review monthly P6 updates and document milestone slippage and schedule analysis.
• 9.4 QA/QC on contractor schedule submittals for contract conformance.
• 9.5 Create Earned Value Curves per LAUSD template guidelines.
• 9.6 Monitor monthly progress and help address schedule impacts.
• 9.7 Produce KPI reports and contract variance analyses with mitigation recommendations.
• 9.8 Develop or review suggested preliminary construction schedules.
• 9.9 Perform Time Impact Analysis using Windows Analysis and provide write-ups.
• 9.10 Read contract drawings to assess in/out of scope and potential time extensions.
• 9.11 Communicate schedule/progress issues in regular meetings.
• 9.12 Update Program/Master schedules regularly.
• 9.13 Ensure proper use of codes, layouts and reports for data integrity.
• 9.14 Prepare reports as directed by Senior Management.
• 9.15 Visit construction sites and attend meetings to check progress.

Duties:

• 9.1 Independently interprets and reads detailed construction drawings (Architectural, Structural,
  Mechanical, Electrical, Plumbing, Civil, etc.) and develops a clear understanding of work scope.
• 9.2 Review Contractor P6 initial Baseline Construction Schedules and identify any missing scope, identify
  any missing logic or milestones, identify and analyze the critical path, review the required cost
  loading, and be able to provide written technical schedule review comments based on LAUSD’s
  structured review templates.
• 9.3 Review multiple Contractor P6 Monthly schedule updates and provide written schedule review
  comments that document milestone schedule slippage, critical path activity slippage, and provide
  over-all schedule analysis based on LAUSD’s structured review templates.
• 9.4 Performs QA/QC on contractor schedule submittals for conformance with the contract.
• 9.5 Creates Earned Value Curves based on LAUSD EVA template guidelines.
• 9.6 Monitor monthly construction progress and assist in identifying problem areas and help address
  schedule impacts in order to look for opportunities to advance the schedule.
• 9.7 Provide and analyze Key Performance Indicators from P6 Primavera Schedules and Excel Earned
  Value Curves based on LAUSD structured templates. Produce Contract Variance reports with Root
  Causes and Mitigation Schedule recovery investigations with recommendations.
• 9.8 Develop or review Suggested Preliminary Construction Schedules based on the available Plans and
  Specifications.
• 9.9 Performs schedule Time Impact Analysis by using the method of Windows Analysis while
  incorporating either contemporaneous and/or forensic schedule parameters in a detailed write-up.
• 9.10 Reads contract drawings to determine if work is in or out of scope, and understands terms and
  conditions of the contract to determine if any compensable or non-compensable time extensions have
  merit.
• 9.11 Effectively communicate with the project team regarding any schedule/progress related issues or
  concerns at regular schedule meetings.
• 9.12 Performs status updates for Program Schedules/Master Schedules on a regular basis.
• 9.13 Ensures proper use of Program-level standard codes, layouts and reports necessary to ensure data integrity
• 9.14 Prepare reports as needed and directed by Senior Management.
• 9.15 Visits construction sites and attends meetings, as needed, and checks the Contractor’s monthly
  schedule progress.

10. Minimum Requirements

Required Experience:

• 10.1 Six (6) years full time paid professional experience in Construction Scheduling for an Owner or
  General Contractor, preferably in an educational facility or public works projects
• 10.2 Proficiency in Primavera Latest Version (P6 v19) and MS Office Suite

Required Education:

• 10.3 Graduation from a recognized college or university with a bachelor’s degree in construction
  management, engineering, architecture or any related field
• OR
• 10.4 Graduation from a recognized college or university with a bachelor’s degree in any course,
  but with additional two (2) years of experience in Construction Scheduling to compensate for
  the required education.
