Job summary

Trueline is seeking a Commercial Construction Project Manager to join its Rockland, MA team. This role offers ownership of multiple projects, end-to-end management from preconstruction to closeout, and close collaboration with clients, architects, and field teams.

The successful candidate will manage budgets, schedules, procurement, and risk while coordinating with Superintendents to ensure project success across New England.

Qualifications

Responsibilities

• Manage approximately three (occasionally four) commercial construction projects concurrently.
• Own projects from preconstruction through final closeout and financial closeout.
• Serve as primary day-to-day contact for clients, architects, subcontractors, and vendors.
• Review plans, specifications, contracts, scopes, and other construction documents.
• Manage project budgets, forecasts, job costs, profitability, and financial reporting.
• Develop, update, and monitor project schedules.
• Lead meetings with owners, subcontractors, and internal teams.
• Coordinate subcontractor buyout, procurement, and purchase orders.
• Partner with Superintendents to coordinate field execution and resolve challenges.
• Manage RFIs, submittals, shop drawings, and project documentation in Procore.
• Identify, price, negotiate, and track change orders.
• Prepare owner requisitions, billing, and related documentation.
• Proactively identify schedule, cost, procurement, and operational risks.
• Coordinate punch lists, warranties, and final closeout.
• Support diverse portfolio across New England: ground-up, renovations, TI, and related work.

Trueline is seeking a Commercial Construction Project Manager to join its Rockland, MA team. This is an opportunity for either an experienced PM ready for greater ownership or a proven Senior PM who can immediately lead multiple projects while building a long-term career with a company that actively invests in its people.

What You'll Do as the Commercial Construction Project Manager:

• Manage approximately three commercial construction projects concurrently, with occasional periods of four active projects
• Own projects from preconstruction and kickoff through final completion and closeout
• Serve as the primary day-to-day contact for clients, architects, subcontractors, vendors, and other project stakeholders
• Review plans, specifications, contracts, scopes, and other construction documents
• Manage project budgets, forecasts, job costs, profitability, and financial reporting
• Develop, update, and monitor project schedules
• Lead project kickoff meetings and recurring owner, subcontractor, and internal meetings
• Manage subcontractor and vendor buyout, contracts, purchase orders, and procurement
• Partner closely with Superintendents to coordinate field execution and resolve project challenges
• Manage RFIs, submittals, shop drawings, and other project documentation through Procore
• Identify, price, negotiate, and track change orders
• Prepare and manage owner requisitions, billing, and related project financial documentation
• Proactively identify schedule, cost, procurement, and operational risks and drive solutions
• Coordinate punch lists, warranties, record drawings, and final project closeout
• Support a diverse portfolio of ground-up construction, renovations, tenant improvements, and other commercial work throughout New England

Must-Haves as the Commercial Construction Project Manager:

• Meaningful commercial construction Project Management experience with a General Contractor or Construction Manager
• Ability to independently manage commercial projects without needing to be taught the fundamentals of the PM role
• Experience managing multiple active projects, clients, deadlines, and subcontractor teams simultaneously
• Strong ownership of project financials, including budgets, forecasting, billing, change orders, and cost control
• Experience with subcontractor buyout, procurement, contracts, and project administration
• Strong client-facing communication and relationship-management skills
• Ability to read and interpret construction drawings, specifications, scopes, and contracts
• Experience partnering directly with field Superintendents throughout project execution
• Working knowledge of RFIs, submittals, shop drawings, schedules, requisitions, and closeout requirements
• Strong organizational skills and ability to prioritize in a multi-project environment
• Procore experience or strong familiarity with comparable construction-management technology
• Ability to work in person with Rockland, MA as the home office
• Willingness to travel to New England project locations as required

Nice-to-Haves as the Commercial Construction Project Manager:

• Current Senior Project Manager experience with a commercial GC
• 3-5+ years of meaningful progression through APM and PM-level responsibilities for developing PM candidates
• Strong Procore proficiency
• Experience managing approximately three or more projects concurrently
• Ground-up commercial construction experience
• Retail construction experience
• Healthcare construction experience
• Tenant improvement and renovation experience
• Pre-engineered metal building experience
• Experience with projects throughout Massachusetts and greater New England
• Microsoft Project scheduling experience
• Bluebeam, PlanSwift, or Sage exposure
• Clear interest in progressing toward Senior Project Manager or Project Executive-level responsibility

This Role Offers:

• Project Manager base compensation generally up to approximately $130,000, with some flexibility based on experience
• Senior Project Manager base compensation up to approximately $160,000, with potential flexibility to approximately $165,000 for an exceptional candidate
