About the Role

As the Project Manager reporting to the COO and Leadership Team, you will ensure our residential renovations are delivered on time, on budget, and to our high-quality standards. You will collaborate closely with the COO, Disposition Manager, and contractors to execute successful projects aligned with resale expectations.

Key Responsibilities
  • Develop detailed scopes of work, oversee active renovations from start to finish, conduct weekly property inspections, and fully utilize Buildertrend to manage timelines and tasks.
  • Source bids, collect required contractor documentation, purchase materials within budget, approve work quality prior to payment, and ensure lien waivers are signed.
  • Submit daily and weekly progress updates to leadership, track actual versus projected costs, and manage purchase orders.
  • Coordinate final cleaning, staging, "blue tape" inspections, and assist with marketing readiness (such as walkthrough videos and social media content).
  • Prepare a formal plan for homeowners that has a cost estimate for the job.
  • Ensure complete adherence to health and safety regulations on construction sites to avoid accidents and delays, and report any problems to the project manager as soon as possible.
  • Review subcontractor output concerning schedules and success targets to ensure that the project is on track to be completed on time, on budget, and to the highest standards required.
  • Ensure that each construction project produces a high-quality finished product, manage construction workers, conduct routine on-site inspections, and provide guidance as needed.
  • Consult with the project's stakeholders to ensure that the project remains within budget.
Qualifications
  • High school diploma required; bachelor’s degree preferred.
  • Physically capable of using heavy equipment and lifting at least 40 pounds.
  • In-depth knowledge of the construction industry and entire building process, including building codes, blueprints, permits, construction equipment, material resources, construction processes, and project management principles.
  • Minimum 5 years work experience as a general contractor required; additional management experience preferred.
  • Excellent leadership, time‑management, organizational, and communication skills.
  • Ability to manage multiple projects efficiently while working comfortably in both field and office environments.
Compensation

$65,000–$80,000 per year.
