Responsibilities

Halsey Homes is looking for an experienced residential construction Project Manager to take ownership of custom homes, renovations, and additions from preconstruction through completion.
We're a growing, family‑owned builder based in Fredericksburg, Virginia. Our projects are personal, highly detailed, and client‑focused, and we take craftsmanship, communication, and professionalism seriously.
This is not a narrowly defined corporate project management position. You'll be responsible for keeping projects moving: coordinating trade partners, managing schedules, maintaining quality, communicating with homeowners, solving field issues, tracking costs, and making sure the details don't fall through the cracks.
We're also looking beyond the projects immediately in front of us.
As Halsey Homes grows, the right person will have the opportunity to take on greater responsibility for our construction operations—including project teams, trade partner relationships, quality standards, scheduling systems, field processes, and eventually construction leadership across the company.

Compensation Range - $50,000-$75,000 depending on experience.
Manage assigned residential construction projects from preconstruction handoff through final completion and warranty.
You'll be responsible for understanding what needs to happen next, making sure the right people are prepared to do it, and identifying problems before they affect the schedule, budget, client, or quality of the project.
Develop, maintain, and actively manage project schedules.
Coordinate subcontractors, suppliers, inspections, material deliveries, selections, and long‑lead items so projects move consistently and efficiently.
Maintain short‑term look‑ahead schedules and communicate upcoming requirements clearly to the office, trade partners, and clients.
Regularly walk active projects and maintain a strong understanding of field conditions.
Set clear expectations with subcontractors and vendors regarding schedule, scope, workmanship, cleanliness, safety, and professionalism.
Verify that work is complete and meets Halsey Homes standards before moving the project forward.
Understand the plans, specifications, scopes of work, and selections for each project.
Identify workmanship, constructability, coordination, or plan issues early and work with the appropriate parties to resolve them.
Maintain a high standard for fit, finish, installation, cleanliness, and final presentation.
Work with company leadership and the office team to protect project budgets and profitability.
Review invoices and completed work, identify potential cost overruns, communicate scope changes, and make sure field decisions are properly documented.
Understand that decisions made on a jobsite have financial consequences.
Identify work that falls outside the contracted scope before it is performed whenever possible.
Document client requests and field changes promptly and coordinate with the office so change orders can be priced, approved, and tracked appropriately.
Our goal is simple: no surprises for the client and no untracked work for the company.
Serve as a trusted point of contact for homeowners during construction.
Provide clear and proactive project updates, communicate upcoming decisions and milestones, and help clients understand issues without creating unnecessary confusion or alarm.
When something goes wrong, communicate the issue alongside a proposed solution.
Maintain accurate project records in JobTread, including schedules, daily logs, photographs, notes, selections, outstanding items, and project communication.
Documentation should reflect what is actually happening in the field without leadership having to chase for updates.
Coordinate required inspections and understand the sequence and requirements of residential construction in the jurisdictions where we work.
Work proactively to make projects inspection‑ready rather than discovering deficiencies when the inspector arrives.
Drive projects through completion.
Manage punch lists, final inspections, client walkthroughs, completion documentation, warranty information, and outstanding subcontractor work until the project is genuinely finished.
We're looking for someone who eventually thinks beyond the project they are personally managing.
As you grow within Halsey Homes, you may take increasing responsibility for:
- Developing and improving company construction standards
- Mentoring future Project Managers, Assistant Project Managers, or Superintendents
- Strengthening our subcontractor and vendor network
- Improving scheduling and production systems
- Developing quality‑control procedures and checklists
- Participating in preconstruction and constructability reviews
- Helping evaluate subcontractor performance
- Supporting recruiting and onboarding of field personnel
- Identifying recurring operational problems and designing better processes
- Helping leadership forecast construction capacity and staffing needs
- Establishing greater consistency across every Halsey Homes project
We don't expect someone to walk in on day one and run the construction division.
We do want someone capable of growing into significant construction leadership as the company grows.
We're more interested in demonstrated construction ability than a particular degree.
You should have:
- Approximately 3+ years of meaningful residential construction experience
- Experience managing or coordinating custom homes, renovations, additions, or similar residential projects
- Strong understanding of residential construction sequencing and building methods
- The ability to read and interpret architectural and structural plans
- Strong organizational and scheduling skills
- Confidence working directly with subcontractors and vendors
- Professional written and verbal communication skills
- The judgment to communicate effectively with homeowners
- Strong attention to detail
- Comfort using technology and construction management software
- Ability to independently prioritize responsibilities across multiple projects
- A proactive approach to problem‑solving
- Reliable transportation and a valid driver's license
- Willingness to travel regularly between projects throughout the Fredericksburg region and surrounding areas
Experience with any of the following is helpful but not required:
- Custom home construction
- High‑end residential renovations
- JobTread or similar construction management software
- Estimating or preconstruction
- Cost‑plus construction
- Historic renovation
- Construction scheduling
- Virginia permitting and inspections
- Spanish‑language proficiency
- Virginia Class A or Class B contractor licensing, or interest in obtaining a license
