St. John Properties, Inc. is seeking a Project Manager for Interior Construction in Austin, TX. The role focuses on managing all phases of interior commercial construction including budgeting, permitting, procurement, subcontractor management, and adherence to drawings and schedules.

The position requires extensive coordination with leasing and property management teams, strong cost control, and hands-on site supervision to ensure quality and compliance across projects.

Qualifications

  • Commercial construction experience – minimum of 5 years of experience with the management or supervision of construction projects.
  • Knowledge of all construction trades.
  • Bachelor's degree from a four-year college or university. Degree in Construction Management or Engineering is preferred.
  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
  • Strong analytical skills and ability to improve, refine and implement procedures.
  • Strong working skills in Microsoft Office (Excel, Word, Project, Powerpoint, etc.), Budgetrac and Nexus.
  • Ability to effectively and efficiently prioritize and manage multiple projects simultaneously.
  • Ability to work and function independently with the available support of others but without the need for constant supervision.
  • Strong verbal and written communication skills
  • Is detail oriented, well organized, and a self-starter with a strong sense of urgency
  • Valid Vehicle Driver’s License and ability to routinely drive to all construction projects and business parks in region
  • Regular attendance to the office and jobsites is an essential function of the job

Responsibilities

  • Develops and prepares complete construction budgets, including material takeoffs, bid packages, and estimates.
  • Work with leasing agent to develop a construction budget to minimize costs and provide customers with expected end product.
  • Provide superior customer service to prospective and existing tenants and coordinate with in-house departments.
  • Maintain up-to-date historical costs for all types of work to support timely estimating.
  • Develop accurate schedules for project completion and update them regularly.
  • Manage permit processing from application to issuance.
  • Coordinate with local utilities for timely service.
  • Solicit bids and review scopes of work for all trades.
  • Provide field supervision at project locations as needed.
  • Prepare contracts and negotiate revisions with architects, consultants, clients, suppliers and subcontractors.
  • Review, authorize, and track invoices; negotiate change orders for out-of-scope work.
  • Ensure compliance with changing regulations and codes while minimizing cost.
  • Review drawings for completeness and accuracy.
  • Ensure contractor work meets quality and contract requirements.
  • Prepare and submit progress and cost tracking reports.
  • Communicate with tenants to minimize issues and conduct weekly progress meetings.

Job Summary:

To provide management and oversight for all phases of Interior Commercial Construction projects, including but not limited to estimating, permitting, procurement and management of subcontractors, material and equipment, and ensuring that construction is per drawings and specifications while proceeding on schedule and within budget.

Job Duties / Roles / Responsibilities:
  • Develops and prepares complete construction budgets, including but not limited performing material takeoffs, developing bid packages, compiling estimates, etc.
  • Work with leasing agent to develop a construction budget to minimize costs and provide customers with expected end product.
  • Provide superior customer service to prospective and existing tenants and provide support and close coordination with in-house departments (leasing/design, base building construction, development, and property management).
  • Continually maintain up to date historical costs for all different types of work so that in-house estimating can be completed timely and accurately.
  • Develop accurate schedules for project completion and update them regularly during construction.
  • Provide management of every aspect of permit processing including completion of application, submission, and follow up through issuance of permit.
  • Work with local utilities to ensure utility service is received in a timely manner.
  • Solicit bids and review scopes of work for all trades on project.
  • Provide field supervision at project locations as needed.
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
  • Review, authorize, and track invoices.
  • Request/negotiate change orders for out-of-scope work requested. Ensure that payment is received for all additional work.
  • Be knowledgeable with all changing regulations & codes. Maintain construction standards that achieve compliance with local jurisdictional requirements while minimizing cost.
  • Review drawings for completeness and accuracy
  • Work with onsite staff to ensure contractors work is performed to the desired quality, compliant with all contract documents and jurisdictional requirements.
  • Prepare and submit progress and cost tracking reports.
  • Ensure that proper communication with tenant exists so that issues are minimized. When issues arise, work with tenant to resolve the issues to maximize satisfaction. Conduct weekly progress meetings and provide written updates to tenants during construction.
  • Management of move-in process. Closely coordinate with St John Properties Property Management Department.
  • Work closely with Property Management on warranty issues or other construction related efforts.
  • Other duties as assigned - at times will be expected to help others with construction scope and duties as needed.
  • Business development to seek out new and competitive subcontractor relationships and maintain existing strong relationships.
