Job summary

CIANBRO seeks an experienced Project Manager to provide overall administrative and technical management from bid through final acceptance, ensuring safety, quality, and profitability.

You will lead a cohesive team, manage resources, interpret drawings, track costs, and drive pre-bid and change-order opportunities with a focus on meeting company objectives and client expectations.

Qualifications

  • Four-year engineering or construction management degree or equivalent.
  • Supervision, estimating, schedules, budget, and safety knowledge required.
  • Excellent communication, organizational and supervisory skills.
  • Willingness to travel.

Responsibilities

  • Provide initial client contact to assess scope and resources.
  • Develop master schedule and production indicators; prepare work packages.
  • Interpret drawings; resolve issues; ensure compliance with codes and specifications.
  • Interpret production goals for crew supervisors and communicate daily productivity targets.
  • Track quantity data and measure productivity.
  • Track project costs; update forecasts; identify financial risks and opportunities.
  • Monitor vendors/subcontractors to maintain schedule.
  • Maintain project submittal log, RFIs, and client correspondence.
  • Coordinate submittals with Owner/Engineer and maintain contract compliance logs.
  • Identify, document, and estimate costs of extra work; process change orders.
  • Oversee total construction to meet design, budget and schedule; interface with client and reps.
  • Plan, coordinate, and supervise on-site functions and administrative staff as needed.
  • Provide technical assistance and select construction methods; issue change orders.

Job description

Provide overall administrative and technical management on the project from bid preparation through final acceptance by client to ensure all safety, customer, people, production, quality, financial and company objectives are met. The project leader for safety, quality, productivity, and profitability. Provide overall project management with a focus on developing a cohesive team, efficient resource management, technical proficiency, and innovative problem-solving. Help drive estimate efforts both pre-bid and as required for change orders and other business opportunities.

Job Responsibilities
  • Provide initial client contact to assess the scope of work and resources required to complete the project.
  • Assist in proper project planning, value-added engineering means and methods, developing work packages and preparing production indicators/benchmarks, and developing the master schedule.
  • Interpret design/drawings. Research and resolve drawing interpretation problems, conflicts, interferences, and errors. Verify that all completed work complies with applicable codes, drawings, and specifications.
  • Interpret production goals from work packages for craft supervisors, ensuring full understanding to enable daily communication of productivity goals to crews executing the work.
  • Tracking quantity data and measure productivity.
  • Work with the project management team to track and report project costs to senior management. Update project cost/revenue forecasts, identify financial risks/opportunities.
  • Track progress of the major vendors and subcontractors to ensure that materials are manufactured and delivered in a timely fashion as not to impact the project schedule.
  • Maintain the project schedule to aid project leadership in knowing where they are and making decisions for how to achieve project goals, with input from others.
  • Generate and maintain the project submittal log, requests for information log, and correspondence with client/owner.
  • Coordinate the transmittal and subsequent approval of all submittals to the Owner/Engineer.
  • Generate and maintain contract compliance listings, buyout logs, and procurement reports.
  • Identify, document, and estimate costs of extra work activities, which were not anticipated in the original scope, and provide proper notification and financial reporting of change orders. Establish and maintain a project change order log that ties to the UAR.
  • Oversee supervision of total construction effort to ensure the project is constructed in accordance with design, budget, and schedule. Project supervision includes interfacing with client representatives, AE representatives, other contractors, etc.
  • Plan, coordinate, and supervise onsite functions (scheduling, engineering, material control, and may provide day-to-day direction of onsite administrative staff in accounting, purchasing, etc.).
  • Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc., as required. Initiate and maintain extra work estimating and issuance of change orders.
  • Assume responsibility for productivity, quality, and safety, efficient use of resources, materials, and equipment, and contractual performance of the project.
Qualifications/ Requirements
  • Four-year engineering or construction management degree or equivalent combinations of technical training and/or related experience.
  • Knowledge of all aspects of construction (technology, equipment, means, and methods); supervision, estimating, schedules, budget, and safety required.
  • Excellent communication, organizational and supervisory skills essential.
  • Requires significant independent judgment.
  • Must be willing to travel.

Compensation is determined based on factors such as experience, knowledge, qualifications, and performance. The compensation range for this position is $120,000.00 - $140,000.00 and is exclusive of any other benefit and/or bonus. Hiring at the maximum of the range would not be typical to allow for future and continued growth.
