Job summary

Kaiser Industrial seeks a Senior Project Leader (PM II) to own large, complex, single projects or multiple concurrent projects with significant autonomy. You will act as a credible voice on operations strategy, lead self-perform work, drive safety leadership, and contribute to business development across self-perform and supporting lines.

This role reports to the Project Director and requires strong commercial judgment.

Qualifications

  • Bachelor's degree required; 10–15 years of progressive construction management experience.
  • OSHA 30 required; senior level PM qualifications preferred.
  • Experience delivering multi-project portfolios and leading cross-functional teams.

  • Drive resource allocation and labor planning with operations leadership.
  • Lead complex subcontractor strategy and manage risks and claims.
  • Oversee GMP, cost-plus, design-build, IPD, and public-private partnerships contracts.
  • Develop owner relationships at the executive level and mentor junior staff.
  • Lead business development and pursuit efforts, shaping proposals and pricing.

Job description

Kaiser Industrial specializes in turn-key equipment installation services. This group self performs: millwright services, heavy rigging, certified crane lift planning and more. In both industrial and commercial markets, we can support the most complex of rigging needs.

Position Summary

Senior project leader entrusted with the company's larger and more complex single-project assignments, or with leadership of multiple concurrent projects. PM II is expected to operate with significant autonomy on commercial, technical, and team decisions, and to be a credible voice on operations strategy beyond the boundaries of any one project. PM II personnel are visible safety leaders, accountable business development drivers, and active generators of sales pipeline for the company's self-perform and supporting business lines.

Self-directed as project lead on assigned projects; reports functionally to the Senior Project Manager when serving on a project under that leader's oversight

Typical Project Scope:

Single project up to $75M, or a portfolio of projects totaling up to $100M in revenue.

Qualifications - Dual Career Path
College Track:

Bachelor's degree plus 10–15 years of progressive construction management experience, with multiple projects delivered as PM. OSHA 30 required.

Trades Track:

18+ years of combined experience, including multiple successful projects at the PM I level. OSHA 30 required. Recognized as a peer to college-track PMs across the full breadth of the role.

Self-Perform Responsibilities
  • Lead self-perform strategy on complex projects: crew sizing, multi-shift planning, prefabrication and modularization decisions, equipment-vs-rental analysis.
  • Partner with operations leadership on cross-project resource allocation and labor planning.
  • Drive innovation in self-perform delivery: technology adoption, productivity benchmarking, lessons-learned capture and dissemination.
  • Lead complex subcontractor strategy: alternative delivery, joint ventures, MWBE/DBE participation strategy, integrated project delivery.
  • Negotiate non-standard subcontract terms in coordination with legal and risk management.
  • Lead resolution of significant subcontractor claims; serve as company representative in mediations as required.
  • Own complex contract structures: GMP, cost-plus, design-build, IPD, public-private partnerships.
  • Own owner relationships at the executive level; serve as a trusted advisor on cost, schedule, and constructability.
  • Lead and develop PM I personnel; provide formal mentorship to APMs identified as high-potential.
  • Lead business development across multiple opportunities: serve as the named PM in pursuits and interviews, shape proposal and pricing strategy, develop and maintain client relationships beyond any single project, and target net-new clients in the portfolio's market sector.
  • Champion a portfolio-level sales mindset: identify cross-sell opportunities across self-perform trades and supporting business lines (prefabrication, equipment, service work, specialty divisions), share market intelligence with peer PMs and BD, and personally drive expansion of work with key existing clients.
  • Contribute to company-wide initiatives: estimating standards, contract templates, software rollouts, training curriculum.
  • Between project assignments, lead preconstruction and pursuit efforts as the named PM: drive constructability and risk reviews on major estimates, own bid strategy and pricing reviews, lead client interviews and BD meetings, and mentor more junior project staff seconded to pursuits.
