Job Description
David E. Looper & Company (DELCO) is a full-service commercial general contractor serving clients across a variety of markets. For more than 30 years, we've built our reputation on quality work, strong relationships, and great people. We're always looking for talented professionals who want to grow, contribute, and be part of our team. POSITION PURPOSE The Project Manager – Healthcare Construction is responsible for the overall planning, coordination, financial management, and successful execution of commercial construction projects, with a particular focus on healthcare and medical facilities. This position serves as a key point of contact between David E. Looper & Company, project owners, architects, engineers, subcontractors, vendors, and internal project teams. The Project Manager is responsible for helping ensure projects are delivered safely, on schedule, within budget, and in accordance with contract documents, quality standards, and client expectations. Because healthcare construction often requires work within active and highly regulated environments, the ideal candidate will bring previous experience managing healthcare or medical construction projects and understand the additional coordination, communication, phasing, safety, infection-control, and operational considerations associated with these facilities.
- Manage assigned construction projects from preconstruction and project startup through completion, turnover, and closeout.
- Develop a thorough understanding of project contracts, drawings, specifications, schedules, budgets, and owner requirements.
- Coordinate closely with Superintendents and field leadership to support successful project execution.
- Establish project priorities, milestones, and short- and long-term objectives.
- Monitor project progress against established schedules and proactively address potential delays or conflicts.
- Coordinate subcontractors, vendors, consultants, design professionals, and other project stakeholders.
- Lead and participate in owner, architect, contractor, subcontractor, and internal project meetings.
- Maintain clear and consistent communication with clients throughout the project lifecycle.
- Identify project risks and work proactively with project leadership to develop appropriate solutions.
- Support project turnover, punch-list completion, closeout documentation, and final owner acceptance.
- Manage construction activities within healthcare, medical, clinical, or other sensitive occupied environments.
- Coordinate project phasing to minimize disruption to ongoing facility operations, patients, staff, and visitors.
- Work closely with healthcare owners, facility representatives, design teams, and end users to understand operational requirements and project constraints.
- Support compliance with project-specific infection-control, life-safety, access, containment, cleanliness, and safety requirements.
- Coordinate shutdowns, tie-ins, utility interruptions, temporary conditions, and other activities that may impact active facility operations.
- Understand the importance of maintaining appropriate separation between construction activities and occupied healthcare spaces.
- Coordinate complex mechanical, electrical, plumbing, fire protection, low-voltage, and specialty healthcare systems as applicable to assigned projects.
- Support inspections, testing, commissioning, owner training, and turnover requirements associated with healthcare construction.
- Maintain a high level of professionalism, communication, and responsiveness when working within occupied or patient-sensitive environments.
- Establish and maintain project budgets, cost forecasts, commitments, and financial reporting.
- Review and manage subcontractor and vendor contracts, purchase orders, change orders, and payment applications.
- Review project costs and forecasts regularly and identify potential financial risks or variances.
- Prepare, price, negotiate, and track owner and subcontractor change orders.
- Review subcontractor payment applications and support timely and accurate project billing.
- Maintain appropriate documentation related to project costs, changes, claims, and contractual requirements.
- Support project profitability while maintaining client relationships and project quality.
- Work with field leadership and project stakeholders to develop and maintain the project schedule.
- Monitor procurement, submittals, material lead times, manpower, inspections, and other activities that may affect project milestones.
- Identify potential schedule impacts early and develop recovery or mitigation plans as necessary.
- Coordinate sequencing between subcontractors and trades, particularly for complex healthcare MEP and specialty systems.
- Communicate schedule expectations and changes clearly to the project team, client, and other stakeholders.
- Manage the RFI and submittal processes to support timely project decisions and field execution.
- Review project documentation for completeness, accuracy, and compliance with contract requirements
