Qualifications

  • Minimum 5–10 years of experience as a Project Manager in commercial construction.
  • Led at least two projects as the primary Project Manager.
  • Experience managing projects valued at $10M+, ideally $40M–$70M.
  • Strong leadership in managing project teams and field staff.
  • Ability to develop and manage complex CPM schedules.
  • Experience with contract administration, schedule management, and cash flow.
  • Experience with occupied renovations and construction projects is preferred.

This is an opportunity for an experienced Project Manager to lead complex institutional construction projects from preconstruction through closeout, including an immediate assignment supporting a $60M project for a premier educational client. The role offers significant client interaction, project ownership, and long-term career growth with a highly respected, award-winning builder.

Client Details

Our client is a well-established, family-owned general contractor with approximately 70 employees and a strong reputation throughout the Greater Baltimore region. The company specializes in historic preservation, institutional, educational, defense, mission-critical, commercial, and renovation projects ranging from $5M to $500M in value. Known for combining large-firm capabilities with hands-on leadership involvement, the organization has built long-standing relationships with clients and trade partners while earning hundreds of industry awards. The Project Manager will play a critical role in delivering complex projects, and the Project Manager will have direct exposure to executive leadership and key client stakeholders throughout the project lifecycle.

Description
  • Lead projects from conceptual planning and preconstruction through final completion and closeout.
  • Become actively involved during budgeting, estimating, and preconstruction phases.
  • Assist with bidding, procurement, subcontractor selection, and trade package development.
  • Serve as the primary client-facing representative throughout the duration of each project.
  • Coordinate closely with estimating, field operations, consultants, and ownership teams.
  • Conduct constructability reviews and develop comprehensive trade scopes.
  • Lead contract negotiations and oversee contract administration activities.
  • Manage permitting efforts, utility coordination, project schedules, budgets, and cash flow.
  • Monitor subcontractor performance and ensure successful project execution.
  • The Project Manager will oversee projects that are primarily delivered through the CM-at-Risk method.
  • The Project Manager will support complex institutional and mission-driven projects, including educational facilities, museums, and university projects.
Profile
  • 5-10 years of experience as a Project Manager within commercial construction.
  • Successfully led at least two projects as the primary Project Manager.
  • Experience managing projects valued at $10M+, with ideal experience in the $40M-$70M range.
  • Strong leadership experience managing project teams and field staff.
  • Ability to develop and manage complex CPM schedules.
  • Experience with contract administration, schedule management, and cash flow management.
  • Experience with occupied renovations and construction projects is strongly preferred.
  • Preconstruction experience is preferred but not required.
  • Strong client-facing communication and relationship management skills.
  • Proficiency with Primavera P6, Autodesk products, PlanGrid, and Submittal Exchange.
  • Experience working on institutional, educational, museum, or mission-driven projects is highly desirable.
Job Offer
