Job summary

HLZAE, Inc., a wholly owned subsidiary of Milrose Consultants, LLC, is seeking a Project Manager – Forensics in New York City. The PM will manage forensic investigations and building condition assessments from proposal through completion, handling client relationships, scheduling, budgeting, and project execution in a fast-paced, team‑oriented environment.

Qualified candidates hold a BS or MS in Architecture or Engineering and NYS licensure (or pursuing it), 5+ years’ relevant experience, and

Qualifications

  • BS or MS in Architecture or Engineering required.
  • NYS Licensed Architect or Engineer, or actively pursuing licensure.
  • 5+ years of experience in construction, architecture, engineering, or forensic investigation.
  • Strong understanding of interior and exterior construction systems/details.
  • Knowledge of building materials, building systems, and performance characteristics.
  • Familiarity with NYC Building Codes, construction practices, and industry standards.
  • Experience with forensic investigations, building condition assessments, or related consulting services.
  • Familiarity with construction cost estimating and budgeting.
  • Strong communication, organizational, and client management skills.
  • Ability to manage multiple priorities and meet deadlines.

Responsibilities

  • Manage forensic investigation and building condition assessment projects from proposal through completion, including client communication, project documentation, scheduling, budgeting, staffing assignments, and resource allocation.
  • Perform and oversee inspections across NYC building types to evaluate conditions, identify deficiencies, deterioration, or failures, and assist in determining root causes.
  • Apply knowledge of NYC construction materials, systems, and practices to develop investigative approaches.
  • Prepare technical reports, proposals, correspondence, and other deliverables.
  • Coordinate with architectural and engineering disciplines for successful delivery.
  • Oversee field inspections including roof access, mechanical spaces, basements, scaffolds.
  • Obtain and maintain NYC scaffold certifications (training provided).
  • Maintain awareness of NYC Building Codes and industry standards.
  • Support other project types and initiatives as needed.

Position Overview

The Project Manager (PM), Forensics manages forensic investigation and physical condition assessment projects from inception through completion. This role is responsible for client relationships, project scheduling, budgeting, and overall project execution while conducting forensic investigations and building assessments. The PM applies sound technical knowledge and independent judgment to evaluate building conditions, identify issues, and develop practical solutions while supporting the firm's commitment to quality and client service.

WHAT YOU’LL DO
  • Manage forensic investigation and building condition assessment projects from proposal through completion, including client communication, project documentation, scheduling, budgeting, staffing assignments, and resource allocation.
  • Perform and oversee inspections across a wide range of NYC building types, including occupied and unoccupied sites, to evaluate conditions, identify deficiencies, deterioration, or failures, and assist in determining root causes.
  • Apply knowledge of current and historic NYC construction materials, systems, and practices to develop investigative approaches and evaluate building performance.
  • Prepare technical reports, proposals, correspondence, and other project deliverables that communicate findings clearly and professionally.
  • Coordinate with architectural and engineering disciplines to ensure successful project execution and delivery.
  • Oversee and participate in field inspections requiring roof access, mechanical spaces, sub-grade areas (basements/crawl spaces), supported scaffold inspections (2–20 stories), and suspended scaffold inspections (6–60 stories).
  • Obtain and maintain NYC Department of Buildings recognized Supported Scaffold User and Suspended Scaffold User certifications (training provided, if required).
  • Maintain awareness of current and historic NYC Building Codes and industry standards while effectively managing multiple priorities in a fast-paced, team-oriented environment.
  • Support other project types and initiatives as needed.
WHAT YOU’LL BRING
Required:
  • BS or MS in Architecture or Engineering
  • NYS Licensed Architect or Engineer, or actively pursuing licensure
  • 5+ years of experience in the construction, architecture, engineering, or forensic investigation industry
  • Strong understanding of interior and exterior construction systems and details
  • Knowledge of building materials, building systems, and their performance characteristics
  • Familiarity with NYC Building Codes, construction practices, and industry standards
  • Experience with forensic investigations, building condition assessments, or related consulting services
  • Familiarity with construction cost estimating and budgeting
  • Strong communication, organizational, and client management skills
  • Ability to manage multiple priorities and meet deadlines
Preferred:
  • Experience performing forensic investigations and building failure assessments
  • Familiarity with both historic and contemporary building systems
  • Based in NYC with hybrid work schedule
  • Standard hours: Monday – Friday, 8:30am – 5:00pm
  • Fieldwork required approximately 50% of the time
  • Salary range: $100,000 – $120,000, based on knowledge, skills, and experience.
