Our client company, a large construction company, needs a strong PM well versed in commercial wood frame projects. Hotel. Multi unit, assisted living, restaurants, Etc
Position is based in the Fitchburg / Gardner area but business is all over, mostly in Greater Boston and suburbs. Compensation based on experience and job fit.
Project Manager
Responsibilities
- Liaise between General Contractor and our framing crew.
- Review plans and specifications to create detailed materials lists.
- Review estimates and compare to the contract drawings for accuracy.
- Review shop drawings and compare to the contract drawings for accuracy.
- Source, request quotes and track response from vendors for special order items.
- Enter materials list in computer quote system.
- Maintain accurate and thorough documentation of work performed including generating reports on all projects.
- Maintain filing system by job and customer.
- Produce and/or track the following critical documents:
- Shop drawings
- Requisitions
- Change orders
- All other documents necessary
- Provide purchasing with material quantities and timing needs consistent with the construction schedule provided by the GC.
- Coordinate manpower and materials to maintain schedule and price and to insure completed work conforms to contract documents.
- Monitor materials usage and payment history.
- Distill materials estimate to produce project ‘schedule of values’.
- Help as needed with administrative duties including record keeping, filing and plan copying.
Qualifications
- Experience in a retail lumber yard is extremely desirable.
- Understanding of the IBC and IRC Building codes.
- Detailed knowledge of conventional and EWP framing procedures.
- Detailed knowledge of framing, roofing, siding, trim and hardware products used in wood frame construction.
- Competency in architectural and structural plans reading.
- Ability to cross‑reference materials needs with the construction schedule.
- Familiarity with the documentation and paperwork process necessary for commercial projects. (SOV, ASI, SKA, SKS, RFQ, RFI, GMP, C.O., Field Conflict Reports, Job meeting notes, etc.)
- Previous use of AIA format desirable but not required.
- Competency in using Microsoft Office.
- Competency in using Microsoft Project or similar project management software is very desirable but not required. (Future competency will be expected.)
- General computer literacy and typing ability.
- Excellent communication skills.
- Being bi‑lingual or tri‑lingual is extremely desirable. (English, Portuguese, Spanish)
- Competency in using estimating software desirable but not required. (Future competency will be expected.)
- Understanding of OSHA requirements as related to construction.
- Ability to multi‑task.
- Individual must be organized, able to set and maintain priorities and work self‑directed.
