Job summary

Socket.dev is seeking a Fire Sprinkler Project Manager to lead multiple construction projects from award to acceptance. You will ensure safety, schedule, and budget compliance, while meeting NFPA standards and customer requirements.

The role requires coordinating owners, general contractors, engineers, AHJs, vendors, and field personnel. The ideal candidate will coordinate resources, review plans, develop schedules, control costs, and maintain thorough project documentation.

Qualifications

  • 5+ years of experience managing commercial fire sprinkler projects.
  • Strong knowledge of NFPA 13, NFPA 14, NFPA 20, NFPA 24, and local fire codes.
  • Ability to interpret construction drawings and requirements.
  • Experience coordinating multiple projects simultaneously.
  • Excellent organizational, communication, and leadership abilities.

Responsibilities

  • Manage all phases from preconstruction through project closeout.
  • Review contract documents and drawings to establish scope and identify issues.
  • Develop schedules and coordinate manpower, materials, equipment, and subcontractors.
  • Prepare budgets and monitor labor, materials, and overall profitability.

  • Maintain complete project documentation including daily reports and closeout documents.
  • Foster positive relationships with customers and represent the company professionally.

Job description

The Fire Sprinkler Project Manager is responsible for planning, coordinating, and managing multiple fire sprinkler construction projects from contract award through final acceptance. This position ensures projects are completed safely, on schedule, within budget, and in compliance with NFPA standards, local codes, and customer requirements. The Project Manager serves as the primary point of contact between the owner, general contractor, engineers, AHJs, vendors, and field personnel.

Essential Duties and Responsibilities
  • Manage all phases of commercial and industrial fire sprinkler projects from preconstruction through project closeout.
  • Review contract documents, specifications, and construction drawings to establish project scope and identify potential issues.
  • Develop project schedules and coordinate manpower, materials, equipment, and subcontractors.
  • Prepare project budgets and monitor labor productivity, material costs, and overall project profitability.
  • Conduct project kickoff meetings and maintain ongoing communication with field foremen and superintendents.
  • Attend owner, contractor, and coordination meetings as required.
  • Track project progress and proactively resolve scheduling conflicts, design issues, and field challenges.
  • Process RFIs, change orders, purchase orders, and project documentation.
  • Coordinate material procurement and delivery schedules with suppliers.
  • Ensure all work complies with NFPA standards, local building and fire codes, OSHA regulations, and company quality standards.
  • Manage change order pricing and monthly cost forecasting.
  • Coordinate inspections, testing, and final acceptance with the Authority Having Jurisdiction (AHJ) and owner representatives.
  • Maintain complete project documentation, including daily reports, meeting minutes, closeout documents, warranties, and as-built drawings.
  • Foster positive relationships with customers while representing the company professionally.
Requirements
  • Minimum of 5 years of experience managing commercial projects.
  • Strong knowledge of NFPA 13, NFPA 14, NFPA 20, NFPA 24, and applicable local fire codes.
  • Understanding of wet, dry, pre-action, deluge, standpipe, and fire pump systems.
  • Ability to interpret construction drawings and specifications.
  • Experience managing multiple projects simultaneously.
  • Excellent organizational, communication, and leadership skills.
  • Strong problem-solving and decision-making abilities.
  • Proficient with Microsoft Office, Bluebeam, and construction management software.
  • Valid driver's license with acceptable driving record.
Preferred Qualifications
  • OSHA 30-Hour Construction Certification.
  • Knowledge of BIM/VDC coordination and clash detection processes.
  • Experience with Design-Build and Design-Assist projects.
Physical Requirements
  • Ability to visit construction sites regularly.
  • Ability to climb ladders, navigate active construction sites, and wear required PPE.
  • Ability to occasionally lift up to 50 pounds.
  • Ability to travel to project sites as required.
