Job summary

Leaks Construction Group in Montgomery County, PA seeks an experienced Project Manager / Estimator to oversee commercial carpentry projects from award to completion and to support the estimating department with takeoffs, pricing, and bid preparation.

The role requires strong knowledge of commercial construction, union carpentry operations, project management, estimating, scheduling, subcontractor coordination, and construction documents.

Qualifications

• Minimum 5 years of commercial construction experience.
• Experience with carpentry estimating and quantity takeoffs preferred.
• Experience with union construction labor preferred.
• Ability to read and interpret architectural, structural, and MEP drawings.
• Strong understanding of schedules, budgets, contracts, and change orders.

Responsibilities

• Manage commercial carpentry projects from award through completion.
• Review contracts, drawings, specifications, scopes of work, and project schedules.
• Coordinate with general contractors, architects, owners, subcontractors, suppliers, and field personnel.
• Develop and maintain project schedules and identify delays or conflicts.
• Track project costs, labor, materials, production, and profitability.
• Prepare and manage RFIs, submittals, change orders, and other project documentation.
• Review project progress and coordinate manpower and material requirements.
• Attend project meetings and maintain relationships with project partners.
• Monitor project performance against budget and schedule.
• Assist with monthly billing, job cost reporting, and project closeout.
• Perform detailed quantity takeoffs for commercial carpentry projects.
• Review drawings to identify carpentry scope and requirements.
• Prepare estimates, bid proposals, labor projections, and material quantities.
• Solicit and evaluate material and subcontractor pricing.
• Develop accurate labor and material budgets.
• Assist with bid strategy and value engineering.
• Identify scope gaps and potential risks.
• Transition estimates into project budgets and execution plans.
• Work with operations to communicate estimated scope and production expectations.

Job description

We are seeking an experienced Project Manager / Estimator to join our growing union carpentry subcontracting firm based in Montgomery County, Pennsylvania. This position is ideal for a construction professional who can manage projects from award through completion while also supporting the estimating department with accurate quantity takeoffs, pricing, and bid preparation.

The successful candidate will have strong knowledge of commercial construction, union carpentry operations, project management, estimating, scheduling, subcontractor coordination, and construction documents.

Key Responsibilities

Project Management

• Manage commercial carpentry projects from contract award through completion.
• Review contracts, drawings, specifications, scopes of work, and project schedules.

Qualifications

• Minimum 5 years of commercial construction experience.
• Project management experience with a commercial general contractor or subcontractor preferred.
• Experience with carpentry estimating and quantity takeoffs strongly preferred.
• Knowledge of commercial wood framing, drywall, doors/hardware, blocking, and related carpentry scopes preferred.
• Experience working with union construction labor preferred.
• Ability to read and interpret architectural, structural, and MEP drawings.
• Strong understanding of construction schedules, budgets, contracts, and change orders.
• Proficiency with Microsoft Office, particularly Excel and Outlook.
• Experience with STACK Estimating software preferred, but not required.
• Strong communication, organizational, analytical, and problem-solving skills.
• Ability to manage multiple projects and deadlines simultaneously.
• Four-year college degree in Construction Management, Engineering, Business, or a related field preferred, but not required. Equivalent construction experience will be considered.

The ideal candidate is a hands-on construction professional who can move comfortably between the office, estimating department, and jobsite. We are looking for someone who understands both how to win the work and how to successfully execute it.

A strong candidate will be comfortable performing takeoffs, developing estimates, managing project financials, communicating with general contractors, and working directly with field personnel.

• Salary range: $105,000–$115,000, commensurate with experience and qualifications
