Job summary

Beam Living in New York, NY is seeking a Project Manager for Design & Construction to lead and coordinate multi-family renovation projects. You will translate design vision into bid-ready documents, manage schedules, and collaborate with architects, GC/CM teams, and foremen.

The role requires 5–10 years of construction experience, strong communication, and disciplined execution. Travel within NYC is accepted. Base salary ranges from $115,000 to $130,000 with comprehensive benefits.

Responsibilities

  • Identify opportunities and training needs and implement effective solutions to enhance team efficiency.
  • Facilitate open and transparent communication within the team and across departments.
  • Build the physical components of living spaces to improve communities.
  • Create scopes and transfer design vision to bid documents.
  • Inspect in-progress renovation apartments to ensure the schedule stays on track.
  • Review and manage GC/CM status, invoices, and updates via project tracking software.
  • Track field conditions with punch-list software.
  • Assure site-safety and field conditions are met per SOW.
  • Manage architectural consultants to ensure permit drawings reflect the SOW.
  • Communicate with foremen and GC/CM field supervisors to manage quality in the field.
  • Update unit statuses in MRI and communicate delays or progress with necessary parties.
  • Deliver projects in a timely manner within residential constraints.
  • Assure noise maps and tenant notices are distributed and up-to-date.
  • Assure permits are posted conspicuously and up to date.
  • Sign off work per contracted SOW and filed drawings.
  • Update unit profiles and track completion dates in MRI and Asana.
  • Updating legal rents and construction costs.
  • Revising documents and unit profiles as per field changes.
  • Review RFIs as needed.
  • Oversee quality control for all construction projects across our communities.
  • Help our team, and our communities, win every day.
  • Build systems and processes founded on fanatical discipline to deliver each time.

As a Project Manager on the Design & Construction team, you’ll be assisting in developing projects that are vital to the functioning of this company.

What you will do:

What you should have:
  • Solid understanding (5-10 years) of construction. A proven track record of delivering projects, and results, is required.

  • The technical experience to be able to lead teams, internal and external, and earn their trust and respect for your competence.
  • OK to travel within NYC!
  • Experience with Procorea plus.
  • Fanatical discipline and relentless desire to do what needs to be done.
  • A love for doing what others won’t and solving very difficult problems.
  • A desire to grow and take on ever increasing responsibility.
  • Doing any, or all of that, in a multi-family environment would be good too.

Base Salary:

$115,000 – $130,000
