The successful candidate will manage safety, quality control, and stakeholder communications to ensure timely, cost-effective project delivery across multiple sites.

Qualifications

  • 5-10 years of combined project management and site supervision experience in residential and commercial construction (preferred).
  • Proficient with Excel, MS Project, and Bluebeam.
  • Strong communication, interpersonal, and negotiation skills for homeowners, managers, subcontractors, and other groups.
  • Ability to plan ahead, manage project schedules, and control budgets and safety compliance.

Responsibilities

  • Develops project budget in alignment with bid documents.
  • Performs construction project estimating, including cost estimates and takeoffs.
  • Establishes bid/construction drawings and scope of work with Project designer.
  • Develops project plans, goals, staffing, scheduling, risks, contingencies, and resources.

About the Role

PRK Williams Building Group is seeking a Project Manager to oversee multiple ground-up residential construction projects throughout Eastern Iowa.

This role is responsible for overseeing and directing all aspects of construction projects, combining office-based project management with direct onsite supervision. Essential functions include developing project schedules and budgets, managing submittals and change orders, coordinating onsite construction operations, supervising crews and subcontractors, ensuring quality control and safety compliance, and maintaining clear communication with customers, management, and project stakeholders to ensure timely and cost-effective project delivery.

Essential Duties and Responsibilities

Develops project budget in alignment with bid documents

Performs construction project estimating, including preparing detailed cost estimates, quantity takeoffs, and project bids.

Works with Project designer to establish bid/ construction drawings and scope of work

Develops project plans specifying goals, strategy, staffing, scheduling, identifying risks, contingency plans, and allocation of available resources.

Manages the procurement of materials, equipment and manpower for assigned projects.

Understand project financial components and manage assigned projects within the approved budget.

Obtain the appropriate permits and licenses from authorities for construction sites.

Establishes and maintains project communications, including delivering communications to various audiences, including leadership team members.

Works with customers, stakeholders, and the project team to formulate and define the scope and objectives of assigned projects.

Identifies and schedules project deliverables, milestones, and required tasks; manages task dependencies and critical path.

Identify and track risks and issues and manage the execution of mitigation plans.

Directs and coordinates internal and external project personnel activities to ensure assigned projects progress on schedule and within budget.

Develops and maintains project documentation following PRK Williams Building Group's policies and procedures.

Prepares project status reports and keeps the customer, project team, and other stakeholders regularly informed of project status and related risks and issues.

Coordinates and manages requests for changes from original specifications.

Ensure compliance with any and all local, state, and federal safety regulations, building codes, and any other applicable rules and regulations.

Ensures the use of best practices and applies lessons learned from previous projects.

Ensures a positive, collaborative work environment for the team.

Manages sub-contractor and/or vendor relationships.

Responsible for ongoing customer satisfaction. Manages peer-level relationships (expectations, communications – internal and external, negotiations, escalation to senior management, customer feedback). Acts as day-to-day project contact for stakeholder(s).

Organizes work assignments to be able to complete assignments within established time frames effectively.

Demonstrates knowledge of all equipment and systems/technology necessary to complete duties and responsibilities.

Coordinates and supervises all onsite construction operations to ensure safe and timely completion of assigned projects in accordance with the project plans, specifications and budget

Performs additional duties as assigned.

Keeps a working list of all active and upcoming projects and tracks project deliverables.

Reviews plans and specifications for constructability, compliance, and accuracy with project budget.

Creates and maintains project schedules, 4-week lookaheads, and daily progress reports.

Provides crews with preliminary project details prior to project commencement.

Acts as the main point of contact for the onsite construction team and provides ongoing field direction.

Ensures quality control meets company standards across all job sites.

Conducts site inspections and assists with owner walk-throughs as required.

Maintains a working inventory of all onsite tools and supplies.

Assists General Manager and leadership with daily operations, project planning, and company meetings.

Work Hours

Hours are varied depending on the needs of the organizatio n, project and customer. This may include but is not limited to, days, nights, weekends, and holidays. This position requires hours that e xceed a typical 8-hour work day as needed.
