Job summary

ARCO, a Family of Construction Companies, is seeking a highly motivated Project Manager for our Birmingham office. You will lead all managerial and administrative aspects from preconstruction through closeout, collaborating with clients and the design team to develop concepts and budgets, and negotiating contracts to maximize value.

You will oversee subcontractor selection, procurement, and site logistics, driving preconstruction planning and problem-solving with designers and vendors to ensure

Qualifications

• BS in Engineering or related field required.
• 2-5 years' construction management or engineering design experience preferred.
• Experience leading ground up commercial or multi-family projects is a plus.
• Proficiency using Word, Excel, Outlook, and Microsoft Project.

Responsibilities

• Lead and coordinate all managerial and administrative aspects from preconstruction through project closeout.

• Negotiate contracts and fees; review scopes with clients.
• Oversee subcontractor selection and buyout for trades and vendors.
• Identify opportunities to procure materials or equipment to meet budget/schedule.
• Develop and review subcontractor scopes, schedules, and site logistics plans.
• Lead preconstruction planning meetings to solve constructability and manpower issues.
• Manage multiple activities to achieve results.
• Monitor project performance vs. budget and prepare pay applications and cost/status reports.

A Day In The Life

• Lead and coordinate all managerial and administrative aspects of project from the earliest stages of preconstruction through project closeout
• Work closely with clients and the design team to develop preliminary concept drawings and project budget
• Participate in the proposal meeting with clients to review the scope of work, discuss ways to reduce costs, provide value engineering ideas, and negotiate contracts & fees
• Oversee subcontractor selection and buyout process for all trades and vendors
• Identify and investigate opportunities to procure material and/or specialty equipment directly when advantageous to project budget or schedule
• Work with Project Superintendent to develop and review subcontractor scopes of work/contracts, project schedule, and site logistics plan
• Lead preconstruction planning meetings with all designers, subcontractors and vendors aimed at solving potential constructability, sequencing, and/or manpower issues
• Organize, plan, and manage multiple activities to accomplish desired results.
• Track and manage project performance vs budget; prepare owner pay applications, cost status, and progress billing reports
• Most importantly…find a way to make the construction process FUN for your clients, subcontractors, and vendors without sacrificing on QUALITY or SAFETY!!!

Necessary Qualifications

• BS in Engineering or related field
• 2-5 years' of construction management or engineering design experience
• Previous experience leading ground up commercial, light industrial, multi-family, hospitality, or entertainment construction projects is preferred
• Proficiency using Word, Excel, Outlook, and Microsoft Project
