ELMO STUDIOS is seeking a Project Manager in New York City to lead two to three residential projects from concept through construction administration. The role requires hands‑on leadership, strong design sensibility across architecture and interiors, and active coordination with clients, consultants, and contractors.

The candidate will oversee schedules, deliverables, and the development of construction drawings, while maintaining strict adherence to design intent and NYC standards.

Qualifications

  • Minimum six years' experience in high-end residential architecture, including built work overseen in New York City.
  • Strong design sensibility across architecture and interiors, with a clear understanding of design history, precedent, and materials.
  • Advanced technical knowledge of construction methods, MEP systems, and architectural detailing, particularly in residential and hospitality work.
  • Proven ability to develop and manage complete construction drawing sets and documentation.
  • Authorized to work in the U.S.

  • Direct internal team members and schedules to meet project milestones and deliverables

  • Review RFIs, submittals, shop drawings, and related construction documentation
  • Conduct weekly site visits to monitor progress and ensure alignment with the design intent
  • Maintain project schedules, anticipating risks and coordinating across all parties involved

The Role

The Project Manager will lead two to three projects concurrently, depending on scale and complexity, serving as the sole point of contact across all phases of each project. The role encompasses communication, timelines, deliverables, and coordination from early concept through construction administration.

While ELMO STUDIOS works across residential, retail, hospitality, and select office projects, this position requires substantial prior experience in high-end residential architecture in New York City. A strong design sensibility — across both architecture and interiors — is essential. The role calls for someone who balances leadership with hands‑on engagement, contributing meaningfully to design development while managing complex workflows and external coordination.

  • Lead the development, coordination, and issuance of high-quality construction drawing sets
  • Run meetings with clients, consultants, general contractors, and sub‑consultants
  • Review and respond to RFIs, submittals, shop drawings, and related construction documentation
  • Conduct weekly site visits to monitor progress and ensure alignment with the design intent
  • Maintain project schedules, anticipating risks and coordinating across all parties involved
Qualifications
  • Minimum six years' experience in high-end residential architecture, including built work overseen in New York City
  • Bachelor's or Master's degree in Architecture or Interior Design from an accredited university (Master's preferred)
  • Strong design sensibility across both architecture and interiors, with a clear understanding of design history, precedent, and materials
  • Advanced technical knowledge of construction methods, MEP systems, and architectural detailing, particularly in residential and hospitality work
  • Proven ability to develop and manage complete construction drawing sets and documentation
  • Excellent organizational and project management skills, with the capacity to coordinate large teams and complex deliverables
  • Confidence representing the studio independently and leading collaboration with consultants and contractors
  • Proficiency in Rhino, Revit, Adobe Creative Suite, Office 365, and Google Workspace, including the ability to produce presentation-quality renderings in Rhino and Enscape
  • Self‑directed curiosity and initiative, quick to adopt new tools, and inclined to improve the way the studio works day to day
  • Authorized to work in the U.S.
Site Presence & Mobility

The role requires regular site visits and active participation throughout construction. Candidates must be comfortable navigating active construction sites, including walk‑throughs, contractor meetings, and field reviews. The ability to move efficiently across New York City — by subway, rideshare, or otherwise — is essential to supporting site coordination and client meetings in multiple boroughs.

This is a full‑time, in‑office position based in New York City, with attendance at the studio five days per week.
