Job Description: Project Manager
Responsible for managing projects from concept through final acceptance and warranty, overseeing over $5 million in work. The role includes client proposals, project estimates, contract administration, scheduling, costing, quality control, and safety. The position has direct profit and loss responsibilities for assigned projects.
Responsibilities:
- Managerial
- Supervise and mentor a team of Assistant Project Managers, Project Engineers, and Superintendents.
- Meet or exceed profit, quality, and schedule commitments.
- Conduct employee reviews and support the training of direct reports.
- Understand the Owner’s needs and align project programs accordingly.
- Maintain positive client relationships and secure trust.
- Lead clients through preconstruction phases and ensure project readiness for groundbreaking.
- Review and approve client correspondence.
Safety- Enforce safety policies and develop project-specific safety programs.
Proposals- Lead proposal meetings, prepare estimates, schedules, and scope documents.
- Manage construction budgets, job costs, and profitability.
- Coordinate proposal components and review before submission.
Pre-Construction- Coordinate preconstruction schedules and obtain fee approvals.
- Implement quality control, review design documents, and coordinate all preconstruction activities.
- Manage subcontractor solicitations, negotiations, and bid evaluations.
- Prepare project setup requirements and coordinate permits and approvals.
Construction- Perform on-site inspections, manage schedules, and coordinate quality assurance.
- Handle change orders, invoices, and project reporting.
Close Out- Coordinate punch list, warranty work, and project manuals.
- Conduct project close-out meetings and prepare project summaries.
Skills Required:
- 6-10 years of experience in residential/commercial construction.
- Bachelor’s Degree in Engineering, Construction Management, or Architecture.
- Strong communication, leadership, organizational, and managerial skills.
