Job summary

The University of North Carolina School of the Arts seeks a Project Manager to support facilities management and capital project oversight. Job description

Project Manager

This is an exempt professional staff (EPS) position that supports facilities management and capital project management, overseeing design, construction, and renovation projects on campus.

Responsibilities
  • Review all phases of design document submittals for completeness, constructability, and coordination.
  • Provide cursory reviews prior to State Construction Office (SCO) submittal and ensure SCO requirements are met.
  • Verify designer's review of contract bids (affidavits A and D) for Minority Business Enterprise (MBE) participation.
  • Attend pre‑bid conferences, construction progress meetings, and provide any required support for the University Architect.
  • Assist in the development and maintenance of the university's Design & Construction Guideline and Archives.
  • Follow Capital Project Management (CPM) selection procedures for designers, material testing, commissioning agents and other consultants.
  • Review consultant fee proposals for cost, scope of work and adherence to UNCSO or SCO requirements.
  • Initiate, review and ensure consultant contracts are submitted to UNCSO or SCO for execution.
  • Prepare appropriate letters, forms, and other documentation for the project.
  • Complete designer evaluation before construction award letter with the University Architect.
  • Follow CPM procedures for contractor/Construction Manager at Risk (CMR) re‑qualification and selection.
  • Issue recommendations to award to UNCSO or SCO after bid.
  • Establish schedules with critical milestones, negotiate contractual submittal dates, and maintain them monthly with the Scheduler.
  • Maintain project documentation per central filing procedures.
  • Maintain and update the Capital Project budget and reconcile cost estimates at each design phase and at award.
  • Approve consultant invoices, generate Design and Construction Service Agreements (DCSA), and prepare purchase orders for University Architect signature.
  • Lead meetings, issue project review notices for in‑house university review during each design phase, and schedule university committee reviews.
  • Provide required presentation material per Office of the University Architect requirements.
  • Maintain regular communication with customers, designer team, stakeholders, and affected university staff.
  • Respond promptly to questions or comments and notify supervisors of anticipated project issues.
Work Schedule and Hours

Monday to Friday, 8:00 am – 5:00 pm. Work after hours or weekends may be required depending on project type and duration.

Minimum Qualifications
  • Bachelor’s degree in an engineering discipline related to the area of assignment or equivalent combination of training and experience.
  • Accredited degree from a recognized institution.
Preferred Qualifications
  • Bachelor’s degree in architecture, engineering, construction management, or interior design.
  • Prior work experience with UNC or a State of North Carolina agency.
  • Five years of related service.
Knowledge, Skills and Abilities
  • Proficient knowledge of standard design and construction practices with both office and field experience.
  • Effective oral and written communication skills.
  • Ability to operate a personal computer and various software including email, word processing, spreadsheets, database and information‑collection tools.
  • Working knowledge of AutoCAD.
Terms of Employment

Full‑time, exempt professional staff (EPS). Salary commensurate with education and experience.
