Position Scope and Organizational Impact

Moss’ Project Managers are on‑site administrative leaders who work in concert with owners, design partners, and trade contractors to ensure that all work complies with project requirements, including quality, schedule, and budget. They work in conjunction with the project staff to oversee day‑to‑day contract administration, including subcontract negotiations, review and processing of change requests, processing of monthly monetary draws, final review of shop drawings, procurement, commissioning, and weekly jobsite coordination meetings. PMs enforce implementation of contractor and subcontractor safety programs. They develop, monitor and update project schedules/curves as well as review project costs to ensure overall compliance with approved budgets.

Essential Job Duties and Responsibilities
  • Manage specific project areas or multiple trade scopes on a single large project, working with project management and superintendent staff.
  • Actively participate in all pre‑construction services and engineering sessions, reviewing owner expectations/criteria, coordinating with design team, and reviewing design documents.
  • Identify key subcontractors, participate in partnering sessions, investigate the site, and identify long‑lead items.
  • Create bid packages and review schedule information.
  • Develop and maintain financial reports; review subcontractor requisitions and vendor invoices; process monthly owners’ requisitions.
  • Manage change order processes, assist in loss‑control management, and enforce company bonding and insurance policies.
  • Study contract documents and develop scopes of work; review budgets and scopes with estimating; develop purchasing schedule; obtain insurance and bonds.
  • Participate in scheduling meetings to review detailed project schedules, resource‑loaded schedules, and look‑ahead schedules.
  • Administer document control and RFI process, prepare monthly reports, develop and implement crisis management plan, maintain CMiC system, and obtain home office approvals for waivers of policy.
  • Manage field operations, conduct trade pre‑construction meetings, coordinate subs, vendors, and permit inspections, and maintain subcontractor relationships.
  • Implement safety and QC programs; manage daily clean‑up and rental equipment costs; perform daily jobsite walks.
  • Promote subcontractor and design team relations and interact regularly with owner.
  • Participate in client/D.T. promoted activities and comply with client needs.
  • Manage project closeout and post‑construction services: obtain and deliver warranties, transfer attic stock, demobilize field operations, collect final payments, deposit, and close out subcontracts.
  • Participate in company‑sponsored events, task team committees, industry organizations, and college/general recruiting activities.
  • Partake in training programs, continuing education seminars, and conferences.
  • Perform other duties as assigned.
Education and Work Experience
  • Bachelor’s degree in construction management, engineering, or related discipline, or 5 years’ experience.
  • 4+ years’ experience as a Project Manager or Assistant Project Manager on multifamily, hotel, or high‑rise construction projects.
  • Strong computer skills, including familiarity with construction project management applications.
  • Strong communication and interpersonal skills; ability to interface directly with trade contractors, owners’ representatives, design team, building departments, and other team members.
  • Strong leadership skills.
  • Project management finance skills.
