Job summary

Fort Partners seeks a seasoned General Contractor Oversight & Contract Administration professional for a Telluride project. The role requires daily liaison with the GC, rigorous review of change orders, RFIs, and payment apps, and leading OAC meetings to maintain progress and resolve disputes.

You will audit cost reports, ensure adherence to luxury/resort specifications, and verify compliance with historic preservation and local regulations, including high-altitude safety planning.

Qualifications

General Contractor Oversight & Contract Administration

• Serve as the daily point of contact for the GC, monitoring performance against contractual obligations, milestones, and deliverables.
• Review, analyze, and provide recommendations to the Project Executive on GC change orders, requests for information (RFIs), and payment applications.
• Chair regular owner‑architect‑contractor (OAC) meetings to track progress, resolve disputes, and ensure open communication.
• Monitor the GC’s master schedule to proactively identify potential delays and verify the validity of any time‑extension requests.

Financial & Quality Assurance

• Audit the GC’s monthly job‑cost reports, contingency logs, and potential change order (PCO) logs to protect the owner’s budget.
• Collaborate with third‑party inspectors, architects, and designers to audit the GC’s work for adherence to luxury residential and five‑star resort specifications.
• Verify that the GC is successfully navigating Telluride’s historic preservation guidelines, local zoning laws, and environmental restrictions.
• Oversee and approve the GC’s site logistics, winterization, and safety plans, ensuring mitigation of high‑altitude and severe weather risks.
• Report project status, critical variances, and high‑level risks regularly to the Project Executive with actionable solutions.
