Job description

LHH is seeking an experienced Project Manager with required Low‑Income Housing Tax Credit (LIHTC) experience to oversee complex, multi‑state construction projects. This role involves significant out-of-state travel and hands‑on leadership of construction teams, budgets, compliance, and overall project execution. The ideal candidate is highly organized, proactive, and confident in managing field staff, subcontractors, and client partners.

Key Responsibilities
  • Direct the day‑to‑day work of 2–4 Construction Supervisors, ensuring alignment with project goals and timelines.
  • Evaluate team performance and recommend staffing adjustments or support needs.
  • Establish clear priorities, expectations, and development goals for staff.
  • Serve as the primary liaison between field teams, architects, engineers, and ownership groups.
  • Provide guidance during early design conversations and help establish project standards and compliance expectations.
  • Conduct project kick‑off sessions and maintain structured weekly check‑ins with internal and external stakeholders.
  • Maintain accurate documentation for all project-related events, changes, and communications.
Safety Oversight
  • Deliver and reinforce safety training for field personnel.
  • Assign and monitor weekly safety meetings with onsite subcontractors.
  • Conduct routine site visits to confirm OSHA compliance and safe work practices.
  • Document any incidents, near‑misses, or safety concerns and ensure reporting requirements are fulfilled.
Quality Management
  • Coach supervisors on recognizing quality issues and ensuring workmanship meets required standards.
  • Verify materials, installation methods, and final deliverables match project specifications.
  • Ensure a professional, high‑quality representation of LHH at all job sites.
  • Authorize subcontractor payments only after confirming work is complete and meets expectations.
Scheduling & Timeline Control
  • Review and adjust schedules weekly to account for delays, changes, or opportunities to accelerate work.
  • Identify schedule risks and implement recovery strategies when needed.
  • Train team members to manage and maintain accurate project timelines.
Budget & Cost Tracking
  • Help establish project budgets and confirm cost details through subcontract agreements and vendor proposals.
  • Collect, review, and approve invoices from subcontractors and suppliers.
  • Track monthly cost‑to‑complete projections and report updates to leadership.
  • Strengthen subcontractor relationships and expand the company’s qualified vendor pool.
Communication & Reporting
  • Lead weekly internal staffing, production, and safety meetings.
  • Provide clear project updates and summaries to the Director of Construction.
  • Maintain updated schedules, progress reports, and look‑ahead plans.
  • Coordinate trade-specific meetings to address issues and align next steps.
Required Qualifications
  • Direct experience managing LIHTC (Low‑Income Housing Tax Credit) construction projects — required.
  • Ability to lead field teams and manage subcontractor performance.
  • Strong understanding of construction drawings, technical specifications, and compliance standards.
  • Confident decision‑maker with strong analytical and mathematical abilities.
  • Skilled in Microsoft Word, Outlook, PowerPoint, Project, and Excel.
  • Excellent communication skills and professional presence.
  • Willingness and ability to travel 80–90% out of state.
