Job summary

JTM Construction Inc. is seeking a Project Manager to provide oversight and management for commercial construction projects in the Seattle area. You will serve as the primary contact for owners, manage budgets, schedules, and contracts from estimating through closeout.

The role requires travel within the greater Seattle area and a strong track record in pursuing and managing construction projects. Competitive salary ranges reflect direct experience and qualifications.

Qualifications

  • Bachelor's degree in construction management, engineering, or architecture.
  • 7+ years of construction project management experience in Puget Sound.
  • Knowledge of tenant improvements, interior renovation and repurposing projects.
  • Experience in occupied or clean environments.
  • Proficient with Microsoft Office Suite.
  • Knowledge of P6, Vista, Autodesk, Plangrid and Bluebeam preferred.
  • Leadership skills and ability to lead by example.
  • Valid Washington driver’s license and clean driving record.
  • Able to pass pre-employment drug screening and background check.

Responsibilities

  • Act as primary point of contact for owner/clients on scope, budget and schedules.
  • Facilitate preparation of owner/client contracts.
  • Prepare and negotiate all subcontracts for the project.
  • Lead project estimates from concept through GMP.
  • Manage construction administration per contract.
  • Ensure project notice requirements are met and procurement aligns to schedule.
  • Oversee change order process with client and subs/trade partners.
  • Create monthly project forecast for officer-in-charge review.
  • Oversee monthly payment applications for timely payment.
  • Track quantities for self-performed labor scopes.
  • Oversee and mentor project engineers.
  • Assign project responsibilities and hold team accountable.
  • Coordinate with project superintendent to update the schedule.
  • Collaborate with design team to mitigate design challenges.

Description


At JTM Construction, the role of the Project Manager is to provide oversight and management for commercial construction projects as the primary point of contact for the project. The Project Manager is responsible for the financial success of the project, managing all aspects of the project from estimating through project closeout.


For this position, the Project Manager should have successful experience pursuing and managing construction projects. The individual must be professional and self-motivated with strong oral and written communication skills, dependable, and able to quickly assess current and upcoming project needs.


This position requires travel in the greater Seattle area, depending on the project needs.


The full salary range for this position is $110,000 – $180,000, depending on direct professional experience and qualifications.


RESPONSIBILITIES


  • Act as primary point of contact for owner/clients, responsible for discussing all matters pertaining to the project, including scope of work, budget, and schedules

  • Facilitate the preparation of owner/client contracts

  • Prepare and negotiate all subcontracts for the project

  • Lead project estimates from concept through the establishment of the GMP

  • Manage/oversee construction administration of the project in accordance with the contract

  • Ensure project notice requirements are being met

  • Oversee project procurement and ensure alignment with the project schedule

  • Manage and implement change order process with both the client and subcontractors/trade partners

  • Create monthly project forecast for review with the officer-in-charge

  • Oversee monthly payment application process and ensure timely payment

  • Track and review quantities for self-performed labor scopes of work

  • Oversee, train and mentor project engineers assigned to the project

  • Create and assign project responsibilities. Hold team members accountable

  • Work with project superintendent to regularly update the project schedule

  • Collaborate with project design team to mitigate design challenges

Requirements

SKILLS


  • Bachelor of Science in construction management, engineering, or architecture

  • Minimum of seven (7) years of construction project management experience in the Puget Sound Region

  • General knowledge of all scopes of work associated with tenant improvements, interior renovation and repurposing projects

  • General knowledge of working in critical/clean environments as well as occupied environments

  • Ability to work with Microsoft Office Suite

  • Knowledge of P6, Vista, Autodesk, Plangrid, and Bluebeam preferred

  • Leadership skills with a willingness to lead by example

  • Valid Washington state driver’s license with ability to provide proof of a clean driving record

  • Able to pass a pre-employment drug screening and a criminal background check
