Job summary

Frank Rewold & Sons Inc. is seeking a Project Manager to oversee construction projects from pre-bid to closeout.

You will lead the project team, including the superintendent, project engineer, and accounting, to deliver on time and within budget in a dynamic environment in Michigan. You will prepare bid notices and public ads, coordinate addenda and clarifications, manage subcontractor buyout, permits, and change orders, supervise the project engineer, and ensure proper documentation and

Qualifications

  • Bachelor’s Degree or equivalent experience in construction.
  • Ability to interpret design/drawings from architects.

Responsibilities

  • Prepare bid notices.
  • Prepare public advertisements.
  • Write bid category scope of work with estimator and superintendent.
  • Conduct walk-through.
  • Coordinate and issue bulletins, addendums, and bid clarifications.
  • Participate in buyout process with estimator, superintendent, and subcontractors.
  • Prepare letters of recommendation, letters of intent, and purchase orders.
  • Apply for permits required by municipal, county, and state agencies necessary for the project.
  • Oversees and directs the activities of the project engineer assigned to the project.
  • Assists superintendent in preparation of the project schedule and safety plan.
  • Prepares letters, reports, and other documentation required by architect and/or owner.
  • Assists job cost accountant in preparation of monthly billings and ensures billings are submitted to owner and paid timely.
  • Maintains log of pending change orders in Sage.
  • Enforces accuracy and current status of shop drawing log prepared by the project engineer.
  • Monitors all work the engineer is doing.
  • Prices, prepares, and submits change orders with added G&S costs to architect and/or owner immediately upon preliminary approval.
  • Prepares and issues subcontractor backcharges when necessary.
  • Monitors subcontractor performance to ensure quality of work and assists job cost accountant with decisions about payment to subcontractors.
  • Attends all job meetings where the owner and/or architect will be in attendance.
  • Prepares meeting minutes noting responsible parties for outstanding items.
  • Assists superintendents in solving issues that arise with subcontractors who underperform.
  • Oversees work of project team and encourages all members to maintain quality, keep costs within budget, and fulfills commitments made to the owner and/or architect.
  • Ensure all requirements of the owner contract are followed and met during course of project.
  • Provides direction to project engineer for obtaining and organizing closeout documents.
  • Works with architect and/or owner to ensure single comprehensive punch list is prepared and completed timely and properly.
  • Completes Detailed Project Description (DPD).
  • Monitor general and special conditions expenditures.
  • Any other duties needed to help achieve the FRS Vision, fulfill our mission, and abide by the organization’s values.

The project manager is directly or indirectly responsible for all aspects of a project from preparation of subcontractor bid documents to project completion and closeout. The project manager functions as the team leader working with the superintendent, project engineer, and accounting department throughout the duration of the project.
