Job summary

Partners Commercial Real Estate’s PCRCC team seeks a Project Manager to lead tilt-wall, sitework, and cold-dark shell projects across Texas. You’ll drive on-time, on-budget delivery with a focus on safety, quality, and client satisfaction.

Reporting to the Senior VP, you’ll guide planning, procurement, and risk management while coordinating with subcontractors, vendors, and internal development teams to meet multi-phase project objectives.

Qualifications

  • Bachelor’s degree in Construction Management or Civil Engineering.
  • 5–10 years of construction project experience, incl. industrial/retail.
  • Proficiency with MS Project, Procore, and Yardi.

Job description

The Project Manager plays a pivotal leadership role responsible for overseeing specific construction projects from inception through completion, with a focus on tilt-wall construction, sitework, and cold-dark shell developments for industrial and retail clients across Texas. You’ll ensure projects are delivered on time, within budget, and in alignment with Partners Construction’s high standards of quality, safety, and client satisfaction.

Reporting to the Senior Vice President, you’ll drive operational excellence, mitigate risks and contribute to the growth of Partners Commercial Real Estate’s Commercial Construction (PCRCC), an integrated division of Partners Real Estate, by leveraging advanced technology and a collaborative approach to consistently exceed expectations.

As the Project Manager, you’ll coordinate all project activities, manage subcontractors and vendors, implement Standard Operating Procedures (SOPs), and maintain transparent, consistent communication with all stakeholders.

Key Responsibilities
Project Planning and Coordination:
  • Develop and manage detailed project schedules using Microsoft Project, defining milestones for construction, sitework completion, and closeout
  • Allocate resources (e.g., labor, equipment, materials) for projects, ensuring optimal utilization and alignment with budget constraints
  • Coordinate with Development Coordinators, subcontractors, vendors, and inspectors to meet project timelines, facilitating seamless execution for multi-phase projects
  • Collaborate with PDC development teams to align construction goals with broader project objectives, such as pre-leasing milestones
Budget and Financial Management:
  • Establish and track project budgets using Yardi Construction Manager
  • Process invoices, manage draw requests, and reconcile expenditures with the Project Controls Manager, maintaining financial transparency for clients.
  • Monitor project expenditures against budgets, identifying variances and coordinating cost adjustments with the Director of Construction
  • Prepare and submit regular financial reports (e.g., check registers, cost status updates) to the Director and stakeholders, ensuring alignment with project goals
Subcontractor and Vendor Oversight:
  • Manage subcontractor selection, coordination, and Subcontractor Prequalification to ensure compliance with safety and insurance standards
  • Oversee the execution of Master Subcontract Agreements (MSAs) and Work Orders, resolving conflicts and ensuring timely delivery of materials
  • Approve subcontractor payments and process lien waivers to mitigate legal risks
  • Conduct regular subcontractor meetings to align on schedules, quality, and safety, supporting cost efficiency goals
Safety and Quality Assurance:
  • Implement and monitor adherence to the Partners Construction Safety Plan conducting site visits to ensure OSHA compliance for tilt-wall erection and sitework
  • Enforce quality standards through regular site inspections, verifying tilt-wall alignments and sitework specifications against architectural plans for projects
  • Address safety and quality issues promptly, coordinating corrective actions with superintendents and subcontractors to maintain a zero-incident record
  • Maintain documentation of safety incidents, quality checks, and compliance records in Procore, ensuring audit readiness for projects
Change Management and Documentation:
  • Manage change orders and work orders, documenting adjustments to scope, cost, or schedule in collaboration with the Project Controls Manager for projects
  • Maintain comprehensive project documentation, including RFIs, submittals, permits, and as-built drawings
  • Conduct gate reviews with the Project Controls Manager to assess cost and schedule readiness, ensuring funding approvals for multi-phase projects
  • Update project plans and schedules in response to design changes or unforeseen conditions, maintaining alignment with client expectations
Client and Stakeholder Communication:
  • Maintain regular client communication, providing weekly updates, budget adjustments, and schedule changes to PDC and external stakeholders for projects
  • Facilitate site visits and progress meetings with PDC development teams, fostering trust and collaboration
  • Negotiate contract terms and change orders with clients
  • Prepare and present post-project case studies to showcase PCRCC’s capabilities, supporting future project acquisition
Risk Mitigation and Problem Resolution:
  • Identify and mitigate project risks (e.g., supply chain delays, labor shortages) through proactive planning and coordination with the Director of Construction
  • Resolve on-site issues (e.g., weather impacts, subcontractor disputes) in real-time, adjusting schedules or budgets to maintain project integrity for projects
  • Collaborate with the Project Controls Manager to conduct risk assessments and gate reviews, ensuring financial and operational stability for multi-phase projects
  • Document and report risk mitigation actions to leadership, enhancing PCRCC’s reputational standing with PDC and clients
Qualifications
  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field; Master’s degree or equivalent experience preferred, reflecting industry leadership
  • 5–10 years of experience managing construction projects, with at least 3–5 years specializing in industrial or retail sectors, including tilt-wall and sitework
  • Strong knowledge of scheduling software, including Microsoft Project, Procore, and Yardi, with proven ability to manage multi-phase projects
  • In-depth understanding of construction best practices
  • Exceptional organizational, communication, and problem-solving skills, with experience collaborating with development teams and clients
  • Ability to manage multiple priorities in a fast-paced environment, overseeing projects from preconstruction to closeout, aligning with PCRCC’s phased growth strategy
  • Valid Texas driver’s license and willingness to travel to job sites in Houston, Austin, and San Antonio
  • Experience with CM-at-Risk (CMAR) and Design-Build delivery methods
  • Background in industrial flex space, cold-dark shells, and build-to-suit projects
  • Certification in Project Management Professional (PMP) or equivalent, enhancing industry credibility
Physical Requirements
  • Ability to conduct site visits in varying weather conditions, navigate active construction sites, and climb structures for inspections, typical of Texas tilt-wall projects.
  • Willingness to work extended hours or weekends during critical project phases to meet deadlines.
