This is a hands-on ownership role with accountability for project profitability, labor budgets, schedules, crew performance, client relationships, and payment collection. You will visit active job sites daily while managing a portfolio of 2-5 projects in active construction, 2-4 in planning, and 5-9 completed projects under warranty. Success means delivering quality work on schedule and within budget while building client relationships that lead to repeat business and recommendations.
Responsibilities
- Own project performance from sale through warranty closeout, delivering at or above the sold margin, keeping labor hours within phase estimates, and meeting committed substantial completion dates.
- Review sold designs and estimates before pre-construction, identifying and addressing issues that would prevent work from being built as designed.
- Lead client pre-construction meetings to confirm scope, work sequence, timelines, and communication expectations.
- Build project plans covering phasing, crew assignments, equipment, materials, and subcontractor schedules. Confirm labor budgets with crew leaders before work begins.
- Visit every active job site daily and guide crew leaders on work sequence, quality, and labor hours.
- Manage 1-2 subcontractor engagements per month, ranging from approximately $1,500 tree removals to $50,000 wall and driveway projects. Own scope, scheduling, quality, and invoice approval.
- Prepare change orders before out-of-scope work begins.
- Track actual versus estimated labor hours daily in Aspire and manage work against the project budget.
- Ensure pre-construction, progress, and final payments are triggered and collected on time.
- Maintain client communication, conduct final walkthroughs, resolve punch-list items, collect final payments, and manage warranty responses through the end of the warranty period.
