Job summary

W3Global is seeking an experienced Project Manager to lead commercial construction projects across South Florida. You will own projects from award to closeout, manage budgets, schedules, procurement, and documentation, and work closely with Superintendents and Operations leadership to ensure on-time, on-budget delivery.

The ideal candidate has 3+ years with a commercial GC, strong contracting and financial acumen, and proficiency in Procore.

Qualifications

  • Minimum of 3 years of Project Management experience with a commercial general contractor.
  • Experience managing projects from contract award through closeout and warranty.
  • Strong understanding of commercial construction contracts, budgeting, forecasting, scheduling, procurement, subcontract administration, change management, and project financials.
  • Proficiency with Procore or comparable construction management software.
  • Experience with higher education, institutional, healthcare, laboratory, or other technically complex renovation projects is a plus.

Responsibilities

  • Manage commercial construction projects from contract award through final closeout and warranty.
  • Develop and maintain project budgets, forecasts, cost reports, schedules, procurement plans, and other project controls.
  • Prepare and administer owner contracts, subcontracts, purchase orders, vendor agreements, and related project documentation.
  • Develop project execution plans in collaboration with Superintendents and Operations leadership.
  • Partner closely with the Superintendent on scheduling, logistics, sequencing, manpower planning, quality, safety, and overall project execution.
  • Review drawings, specifications, and other construction documents to identify scope gaps, constructability concerns, conflicts, and potential project risks.
  • Manage RFIs, submittals, substitutions, shop drawings, procurement tracking, and document control.
  • Prepare, price, negotiate, and administer owner and subcontractor change orders.
  • Review subcontractor pay applications and monitor project costs, commitments, billings, and financial performance.
  • Proactively identify potential cost, schedule, procurement, contractual, and constructability issues and develop solutions before they affect project performance.
  • Lead owner/architect/contractor meetings and subcontractor coordination meetings as required.
  • Serve as a primary point of contact for owners, architects, engineers, consultants, subcontractors, and other project stakeholders.
  • Maintain accurate and timely project documentation using Procore and other company technology platforms.
  • Ensure compliance with contract documents, permitting requirements, owner standards, and company policies and procedures.
  • Manage project risks, delays, claims, unforeseen conditions, and other issues in coordination with company leadership.
  • Support estimating and preconstruction efforts, including budgeting, constructability reviews, value engineering, procurement planning, and proposal development.
  • Build and maintain strong relationships with clients, design professionals, subcontractors, vendors, and project partners.
  • Mentor Assistant Project Managers and contribute to the continued improvement of Construction's project management processes.
  • Perform other duties consistent with the responsibilities of the position and the needs of the business.

Role Description

Client is seeking an experienced Project Manager to lead the successful delivery of commercial construction projects throughout South Florida.

The Project Manager takes ownership of projects from contract award through closeout and warranty, with responsibility for project planning, financial performance, schedule, contract administration, procurement, quality, and client satisfaction. Working in close partnership with the Superintendent and Operations leadership, the Project Manager ensures each project is well planned, proactively managed, and successfully delivered.

Our portfolio includes higher education and institutional facilities, commercial renovations, laboratories and technically complex spaces, occupied-campus projects, municipal facilities, interior build-outs, exterior improvements, and select ground-up construction.

The ideal candidate is a proactive, solutions-oriented construction professional who understands both the operational and financial sides of project management. This person communicates exceptionally well, anticipates challenges before they affect the project, takes ownership of results, and builds strong relationships with clients, design professionals, trade partners, and internal teams.

What You’ll Do

Note: The perfect candidate would have several years of commercial construction experience, not residential in South Florida. They need to be able to manage multiple projects at one time delivering them at or under budget and on time. They need to have a great team player attitude and work well with owners. Also, they need to have Procore software experience.

What We Are Looking For
  • Minimum of 3 years of Project Management experience with a commercial general contractor.
  • Demonstrated ability to independently manage commercial construction projects ranging from several hundred thousand dollars to multimillion-dollar projects.
  • Experience managing projects from contract award through closeout and warranty.
  • Strong understanding of commercial construction contracts, budgeting, forecasting, scheduling, procurement, subcontract administration, change management, and project financials.
  • Strong working knowledge of construction drawings, specifications, building systems, sequencing, and commercial construction practices.
  • Proven ability to manage project budgets and understand cost reports, commitments, billings, forecasts, and projected financial performance.
  • Strong understanding of change-order management and contract administration.
  • Collaborative approach to project management and demonstrated ability to work effectively as a team with the Project Superintendent.
  • Excellent written and verbal communication, negotiation, leadership, and client relationship skills.
  • Strong organizational skills with the ability to manage multiple priorities and concurrent projects.
  • Ability to identify problems early, develop solutions, and take ownership through resolution.
  • Proficiency with Microsoft Office, including Excel.
  • Experience with Procore or comparable construction management software.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, Building Construction, or a related field.
  • Experience with higher education, institutional, healthcare, laboratory, or other technically complex renovation projects.
  • Experience successfully managing construction in active or occupied facilities.
  • Knowledge of South Florida permitting and construction requirements.
  • Experience with Bluebeam, Microsoft Project, Primavera P6, and/or Outbuild.
  • Experience mentoring Assistant Project Managers or Project Engineers.
